You can't help but think that Shark Park only has a short term future and sooner or later its going to become units. The stadium footprint is getting smaller and smaller and the northern hill is the only space that could be used to improve the stadium after the current works are complete.

Not quite ,the ET stand will have the wrap around C of E ,which include additional corp facilities,and seating near the Southern End.The Monty Porter stand down the line, can be increased in capacity and height.
The additional new work re hotel/offices, whilst looking very intrusive, is not going to reduce the current capacity.
And who knows what work can be done to increase capacity of the stand attached to the League club.That's what you pay architects to come up with.
Having the Northern Hill is also a long term, option.Hardly panic stations material.

I doubt the Local Council nor the EPA council would agree to the football ground to be made available for units, as the residential development is already maximised, and having the ground in between ,provides open air space for unit owners on both sides, which would not be there ,if further units were built.
Plus a new road would have to be put there for the new units, which adds further to congestion.

Bearing in mind the football ground was a"gift" from the council ,when the dump was filled in ,so as parks and grounds in the Shire are limited in numbers,there is next to zero chance of the ground itself ending up as units.
Any way 50 years form now, with rising sea levels, it might end up being a great surfing spot.

Yeah, I can help it, the Stadium is central to the master plan, to be a uniquie boutique stadium, not an 80,000 seat concrete monstrosity.

The amended plan for the retail /hotel plan has alway been thus.The approval is hardly a scoop. But,but it's got to be a 30,000 seat mini WSS.
The Sharks will have a new licensed club at the rear of the eastern Stand.More custom,more revenue.The Eastern Stand may well be restricted sideways ,but that doesn't mean the capacity can't be increased top to bottom concourse.Nor the Southern Stand made higher, nor the Northern hill have a wrap around stand.One doesn't have to be an architect to see possibilities and potential.

Any losses incurred by the licensed club over the 2 years absence, will be covered by the developers,who wanted a vacant club so they could move fast and easily into their Eastern Side development.

I always thought what Brentford is doing now over in London for their stadium would suit the sharks. They have a very narrow range to work in given that the western side is next to active rail lines (given the weird shape of the stadium and roof), but the stadium can still hold a little under 17.5K. Sharks could influence this into a design of their own, given either the road to the south, or bush to the north could make expansion hard. Brentford are also creating a community area integrated into the stadium.

Not for a while though.

In saying that when it’s finished it’ll be one of the best all round grounds In the comp.
Hotel pub restaurants shops apartments etc all in the same precinct.

It’ll be perfect for away fans wanting to make a weekend of it

And the hotel will be new and so will the satin sheets".Nights in white satin".

titans and eels at least have stadiums that give them a chance to avg 20k plus.
Shark park has you restricted to 15-16k tops realistically at the moment.

About the same time as Penrith will have their new hotel in. Both short drives to an airport too moving forward

haha course it is, like sharks are going to be one of the richest clubs in the nrl. It’s current capacity is allegedly 22k, despite a winning team you still can’t regularly get over 13k to it

it’s not about being all seater Anz is all seater and is sht. It’s about having a modern fit for purpose venue that attracts fans to it. The only one in the country that isnt doing that is Robina, but previous attendances would suggest that is mainly due to the titans being run like a basket case. Every other decent nrl stadium is drawing them in: Suncorp, aami, bankwest, marathon. Hopefully the new Townsville stadium has the same result.
