So you build it in Liverpool that has no tenants at the moment. The South West Sydney A-League team had their own stadium as part of their entry proposal so that rules them out! The Bulldogs seem happy at Bankwest and Telstra but would like to ugrade Belmore, and the Wests Tigers don't want a home in Liverpool as they are setting up their COE in Concord. So Liverpool makes no sense at all!

it would only be built if there was a guaranteed min two tenants! Govt isn’t going to build something unless it has tenants locked in, whatever location.

No they didn't. They chose football people over a Rugby League franchise. There was a reason for that when the bid chief for the Panthers described the potential purchase as like "buying an ice cream franchise". The Panthers bid was done and dusted then.
I've no doubt which stadium the Wanderers would rather be playing in at the moment.

You just don't get it do you? No amount of juniors are going to get you a $1-200 million stadium built, when said stadium can only promise 12-13 fixtures a year. That's all the Panthers can offer atm. Just back an upgrade, and hope you get that.

For the record, I'd like to see an upgrade of your eastern stand with better roofing and corporate facilities, full seating at both ends with cover and a couple of new video screens. The western stand can stay the same. Just need to get yourselves some more content for that to happen.

Thats incorrect, the Bulldogs actually own the land "Bulldog Park" 84 memorial avenue Liverpool. Where this new stadium is meant to be build. There are also provisions for having a club on site. Bulldogs would be very keen to move there over Bankwest, straight train line to Liverpool from there heart lands not to mention having a new Canterbury Leagues next to it. I found it surprising they even tried thinking of getting an upgrade to Belmore the Liverpool option wins hands down.

Wests Tigers will always play a number of games in SW Sydney irrelevant of where their COE is. With right encouragement could drop Campbelltown and move 4-5 games to new Liverpool stadium. Giving them a long term split of 4 LO, 4 Bankwest, 4 Liverpool stadium. Why would they not move to a brand new mini Bankwest over Campbelltown which is about 15 mins away anyway.

Whilst stadiums dont return profits as a rule (hence why very few private investors build them) you'd still want as much ROI as possible to pay for upkeep and get something back. You cant say that getting an extra $2mill plus a year from 30 games as opposed to 10 isnt a consideration.

ANZ isnt fit for purpose for NRL club games, it is detrimental to the fan experience. Looking like Bankwest will soon have about as many games a year on it as you'd want with Eels, Tigers some games, Doggies some games, Wanderers, and maybe WNRL plus what ever other finals, union games etc gets played there. There can be little argument against two more Bankwests for Sydney as long as they used by at least 2-3 tenants each.
Why 2-3 tenants? Why not 4? 5?

The 1 billion dollar anz rebuild was gonna accomodate club games with its club mode effectively turning it into a Sydney Suncorp that’s linked by a metro station just 200 metres away. Leichhardt oval is going to have a station 4kms west and east of Leichhardt with a third just 6kms west and 200m from a massive club base that the government is pouring 30 million dollars into. From the base to stadium it would have been just five minutes. So if you’re going to follow the TeNAntS argument to it’s logical conclusion then ANZ would have been the very first thing upgraded not BW or SFS and especially Liverpool.

Bulldogs have spent 20 years in that Olympic precinct. There are people living around and north of Homebush who have grown up supporting them that have never known of them playing elsewhere. Realistically how big of an increase of crowds are we talking here especially when Belmore and Bankstown is closer to ANZ?

The reason why Dogs want to move for is bourgeois decadence. “There’s too many seats”. Well that’s nice mate. Well there’s disabled people in areas who struggle to access their seats and toilets. But hey the Bulldogs quest to have crowds of 7k people in a stadium half the size is the priority because Waratahs will move a single game there every year.

The TeNAnts argument is amateurish. If this is the biggest reason to sink hundreds of millions into stadiums then don’t spend it on stadiums at all then. End of.

The FFA took a lot less money for the Wanderers than what Penrith offered. The district has the second and third biggest associations in the state. But you say one comment killed the deal. Makes sense.

Anz is sht for club games and will be forever.
30k stadiums with 3 tenants are more viable and likely to be built than with 1 tenant,
no one should be playing at anz and won’t need to if Sydney gets its act together.

Whilst they cling too Homebush, not much else will go well.

Sell it to developers and build next to Liverpool Station.

Will not happen far too logical.

It makes sense because the Wanderers already had access to those two football associations as juniors, and many other associations as well. Why would they accept an offer to start playing at Penrith when they were already so successful at Parramatta?

Keep digging mate. You need a bigger shovel.

I would have thought the fact Bankwest was probably on the drawing board at the time also would mean the FFA would be keen to for them to stay there and not play out at Penrith. Not to mention Gallop was in charge and would have known if Panthers ownership was a good idea or not.

Bankwest wasn't on the drawing board when the Wanderers were being sold.
Your point about Gallop is also irrelevant. He had no clue about football culture. In fact, he killed it and did more damage to the game than any other leader in the history of the A-League. It's showing now.
The decision not to sell to the Panthers would have come from the Lowy's.
It was a no brainer tbh.

I'm hoping we get...
- New Liverpool for Dogs / Tigers
- Properly upgraded Brookvale or a new northern stadium in a better location (latter unlikely)
- Upgraded Penrith. Try to make it a hub for women's sport. Matildas, Womens SOO, World Cup base, gender exclusive COE or something
- New Southern stand for Wollongong. It is the one place I think a hill can be argued for, although I'd rather seating if not a stand on the eastern side.

Then in a few years time Macarthur soccer and Tigers gang up and push for a new or upgraded Campbelltown and Tigers leave Liverpool for the Dogs.

Win-win.

Sharks stadium looks good already with the planned developments. Dragons are mostly Gong based now so Kogarah only needs upkeep.

Then you replace Brookvale with a new Northern Stadium and upgrade Woolongong for the Dragons. If you have any cash left after all of that then you upgrade a little of Penrith

Planned development doesn’t involve any stadium work so not sure what you’re talking about.
