Carlaw Park

Had some spare time this arvo so I went down to Carlaw fow a bit of a nosey and came away even more convinced that Carlaw should be saved and become the home of the Warriors. However it certainly needs a hell of an upgrade. I reckon something like this would be the go:
1: put new seats into the old concrete terrace stand on the south side, and give the whole stand a lick of paint. Bulid a new bar/toilet food stall andentrance area at the western end. This would give a few thousand good uncoved seats and some covered ones, plus the terrace at the front.
2: Move the playing surface 10 metres towards the south stand so that the crowd there is closer to the action.
3: Erect a basic uncoved stand like the southern standat Ericcson at the western (Stanley St) end of the ground.
These alterations would cot comparitively little, and along with thegrass embankment at the eastern endwould probably provide around 10-15000 capacity for the cheaper ($20 and under) tickets. The main expenditure would be with #4:
4: Demolish the Railway stand and replace it with a new 2 tiered stand of around7-10000 capacityincoporating dressing rooms, corporate boxes and media facilities. This would provide the premium seating. The moving of the playing surface toward the southern side would provide the necessary room, Id advocate a two tiered stand as this would not extend back as far, give that there is limited space at the North-east corner where the Railway track comes closest to the ground.
5: Upgrade the ticketing/bar and food facilities at the current entrance
This would givee us a 20-25000 capacity ground with all of the stands right up close to the action. In the future, Warriors HQand leagues club could be built in the vacant space btween the park and the Caltex station on Stanley St, perhaps with a multi level parking building as part of the development.
I thuink if the facility was marketed aggressively it could pay for itself in a few years, what with the cost savings of not having to lease Ericcson and throughhoting other sports events there, perhaps even the Bluescould be enticed to play somematches there, as faras I know Eden Park is actually owned by Auckland Cricket sothey Auckland RU are probably paying good money to play there,it isnot the greatest place to watch footy, too big and crap atmosphere unless full. What do some of the other Warriors fans on here think?
