South Brisbane has nothing to do with Ipswich or Sunshine Coast and what part are you referring to specifically? Anything south of Beenleigh is Gold Coast. Logan is Logan. South Brisbane as you know it is capped, there isn’t much room left for residential outside apartment buildings.South Brisbane is bigger & growing almost twice as fast. Sunshine coast will get preseason games for dolphins & storm.

If you mean South Queensland as a whole then both Ipswich and Sunshine Coast constitutes as part of it.

Put another NRL club in SE Qld in 5 to 8 years giving time for the Dolphins to bed themselves in, and that will put an end of another AFL club there in a lifetime.Let's clear up a few things...
1. The AFL is not even close to taking over anywhere in SEQ
2. The western corridor bids run with the "threat of AFL" line to get attention in a crowded bidding market (SEQ) and the media eats it up because it gets clicks
3. Plonking a training base in Springfield does not mean that all of a sudden the locals in surrounding suburbs fall in love with AFL. That assertion is rediculous.
4. It is good for the NRL and for SEQ to have a team in the Western Corridor of Brisbane as it is RL heartland, has a huge and growing population, has a huge player base and can provide more SEQ derby games which are winners for attendances and ratings. Bonus points that yet another traditional QRL brands, Ipswich Jets could be the team.
Having said all that, let Perth, PNG and Christchurch have their moment and we in SEQ can put our hands up and bid for team 21 or 22 alongside Adelaide, Melbourne 2, Wellington and Fiji.

As for vertical planning the outer suburbs are capped hence you don’t see apartments higher than x amount of floors near the major shopping centers like Chermside, Garden City, Indooroopilly and Carindale.

I guess Penrith & Parramatta aren't in Sydney either. Springfield sits right near the border of Logan & Ipswich and will be the centre of massive population growth. That's why jets, tigers & even AFL have targeted this area. I'll repeat again: regional teams don't bring the tv eyeballs, sponsorship or supporter base. Aussie expansion teams will be in big markets like Brisbane, Perth, Melbourne..

To summarise again - Springfield is part of Ipswich. Ipswich is Ipswich, Brisbane is Brisbane, Logan is Logan. All 3 are part of South Queensland region but only Brisbane is Brisbane.

NRL will want the money first, strategically?If NRL thinks team is strategically important than it's possible, but that's long term. Tigers rebranding & covering south is possible but unlikely. Singo is best bet (if that's still on).

all Sydney clubs being in Sydney Is not strategic, they would've move on one or two by now if they were strategic... but they'd rather keep the existing clubs happy, as it really doesn't matter where a club IS, as long as they are all flourishing, which the bulk are.. so really not having Ipswich is a non issue.
Singo, has never landed a bid, probably never will, and now another Brisbane team is at least a decade away, singo will most probably be dust by then
