Credit is still very cheap but it's too hard to get for all the chumps that fuelled the last boom.

Unless the banks start making it easy again for morons to put themselves into hock for life I can't see another boom like the last one. Especially with unemployment set to rise.

Property rules. I like to see my investments. Newtown hasn't even started. Within 10 years nearly all properties within 5km from the city including one bedroom apartments will be $1 million. In the end I sell one and pay off two and own them. My strategy anyway.

Me too mate. It's worked for me so far. The closer to Sydney the better.

Property is such a f**k around. The only benefit is that it's easier to borrow more, and you never have to worry about margin calls.

If you're an emotional investor (i.e. an inefficient one) it's nice to be able to touch the investment and be able to stay ignorant if it loses value. But really, property is for peasants. Long term, shares are king. Just leave your emotions at the door.

I have shares too. It's called superannuation. Soon you'll try and tell me it's better to rent than own your own home. When I hear that I keep putting the rent up. I'm such a vindictive peasant.

All jokes aside, I know you are no dumb merkin Pou. I know there are better investments out there. I just couldn't be f**ked doing something different. Property is safe, tangible and like you said is dependable, that's why banks have no problem in giving you money to buy them. I have mates who have taken massive risks and put their house on the line and made huge profits. I also know some that have lost plenty.

Mate I'm not putting shit on investment property. Especially somewhere like Newtown. It's a quality investment that is extremely safe. Safe as houses even. The only risk is in the gearing.
