Mate I'm not putting shit on investment property. Especially somewhere like Newtown. It's a quality investment that is extremely safe. Safe as houses even. The only risk is in the gearing.

....and the possibility of future changes to the tax treatment of the capital gain....and the small, but plausible possibility of a credit squeeze and unemployment shock happening at the same time (so property prices fall AND a reasonable number of people have to sell at those lower prices....that's when the shit hits the fan). The fact that property goes through extended periods of growth often blinds people to what can happen when the music stops. Not being a doomsayer...but there's nothing magic about real estate.

I'm sure unemployment is on the rise, and I'm sure some properties will experience zero growth or lose value. But I don't think any of it will happen as close to the Sydney CBD as Newtown.

The boom is definitely over, but there's no bubble. Until recently, Australian residential property was undervalued. Then globalisation happened and now everyone is paying a fair price.

That's why I think the share market offers better opportunity (and risk) for growth.

I agree, there's no obvious bubble. Just noting some of the factors that plausibly can cause price falls (even as close as Newtown).

The share market also represents a potentially productive investment, whereas (beyond the initial construction of dwellings) real estate is largely non-productive. But that needn't concern the investor....that the government's problem.

Phil "The Power" Taylor up against Dave "Chizzy Rascal" Chisnall in the final of the World Grand Prix of darts. Chizzy is a 180 machine but will need to be on song with his doubles if he wants to beat the Power.

Is that...good? I'm not familiar with the darts scoring system.

In the world Grand Prix final they play best of 11 sets, where each set involves 5 games of 501 (double in double out). So to win 6-0 is as big a margin as you can hope for.

I'm sure Bigfella will pop his cookies when he reads this post.

Have been in Canberra the last couple of days and managed a sneaky trip to the Wig and Pen last night. Had a Rye IPA and Single Hop Pale Ale (Mosaic Hops), both of which were on hand pump. F**king fantastic. I would seriously weigh 180kg if I lived in Canberra and had access to that place.

Yeh, the Wig's one of my favourite pubs anywhere. Might be moving location unfortunately. The brewer, Richard, is setting up his own place in Braddon, while the owner might be moving the pub in a few hundred meters south (it's ok...the owner can actually brew beer as well). They're on a month-to-month lease....building got bought by property trust who want the option of knocking it down.

Had the Single Hop Pale last Friday...was very good.
