Because Penrith is:

2 x 10k seater stands
2 x changerooms
2 x lots of corporates - Commbank only has them on the tunnel side so is cheaper

Again the plans are freely available to compare.

Now you said 1 of the main stands was fine.

Take that off the Penrith Build - in theory that halves it.

Manly did a 3k seat on the Hills with a CoE for $30m.

Using that same formula you get 2 x 5k stands for $100m

There is the just over $200m
You’re not very good at maths are you lol. Half of $310mill is $155mill. Add on a bit more as this stand will have more corporates, likely a change room for each of the three tenants, plat members section etc so let’s say $175-200mill for the west stand. Fill in seat sections and a roof for south stand $30mill. New north stand $40-50mill. Add on led lighting, new entrance ways, permenant food outlets in the north end grass area etc and other add ons around the ground. You’re at the $300mill+ mark. They’ve costed it , it allegedly came out around the $350mill mark. The great news is of it happens Perth will have a great nrl stadium for its new club.

You do realise that the lights and all those add ons you speak of Penrith are getting aswell?

So isn't only 2 stands for Penrith. The whole place is being completely knocked down

As is always the case with you an apples v oranges comparison

And for 2 brand new stands for less then an upgrade for across there? Yeah that makes zero sense

Pre labour costs vs post labour costs. Any builders talking about margins like that are not including wages.

I don’t think 300 million could do more then 2 sides plus a roof on the other leaving north stand for later

“said the NRL had asked for approximately $12 million in annual funding for the next decade.

The figure is the same as what was pledged by the Tasmanian government to the AFL’s newest club the Tasmanian Devils, which is expected to receive $144 million over 12 years and a further $60 million for a new high-performance complex.”

So that’s where pvl got the idea of the govt funding the wa side which seems fair enough

Tasmania trying to convince the AFL to give them a side the AFL didnt want them to have. For the NRL its trying to convince the WA government to support a team it will be happy to have but didnt beg the NRL for.

What I don’t get is supposedly PVL has been talking to Premier Cook for 6 months … did he really just drop this $12m a year thing into the mix like last week?

This is it in a nutshell.
The Tassie govt wouldn't give the NRL $12mill a year for a team. Comparing the 2 is ridiculous.

You think they have to now after all this … probably PVL might end up with his tail between his legs , tried to play some hardball but looking like it’s backfired ..

not a great start for the team…
No not great.
There has been so much time and effort expended so far one would think they won’t want to walk away without a deal down.

Go to Plan F guys
