More seriously, can you set out clearly what the dev delivers to teh sharks. I heard it's $1 million upfront and about a $1 million per annum - which is nothing. Got some details on this?

the deal is this. in exchange for total right of the first 314 dwellings we are being given 10 million cash injection up front to get rid of most of the debt we currently have. this puts us on agreeable terms with the bank on the basis that we will still be running a tight ship in regards to staffing and spending at a footy club level.
this is a great deal for the developer. if approved 314 residential properties is worth alot more than 10 million. but the bank has made its move and we need to be complient. getting a large upfront windfall saves us short term.
we will get yearly retail rental form the shopping centre part. so thats an income stream long term. also with a new club and different stuff going on there...as well as increased population in the local area id say that the leagues club would be in better shape financially.
the 10 million is the key though. as that essentially gets us to the new tv deal where the league structure would be better for the clubs/more money etc.
its is not the cash cow that was spruiked by the pearce reigime, however that was one that the sharks assumed all the risk. however long term its a safe business model that generates income and can provide community needs as well as not only ensuring the clubs survival but the ability to move into the future as a professional organisation not solely reliant on pokie revenue and game days.
the new leagues club will be smaller than what it is currently, completely changed and likely much more family friendly eg.. the bowling alley CB4 reffered to. or arcade place down on one floor...theyre also gunna have outdoor eateries/bars overlooking the bay.
