risk as in the return on investment. to put it in simple language for the interests of this discussion, whenever someone tips in $1m for an investment property, they are primarily concerned with what it will be worth in the future, that being, the price.

Risk is that the prices will go down. So, Kurt, return and risk are highly correlated. Higher the risk, higher the return. so with that in mind, tell me how the return is not a measure of the risk?

We're debating why if someone with $1 million dollars buys a single $1 million asset.

This is a complete lack of diversification, that is why it is risky.

If you expect a +7% return, and you get +15%, that is just as risky as a -1% return.

To eliminate risk, you diversify with assets that can correspond with a negative correlation. Simple stuff.

You seem to think a higher ROI automatically = higher risk, so a nice easy question for you.

Returns over last 5 years:

Investment A -

Returns: 15%, 20%, 25%, 10%, 30%.
Average return: 20%

Investment B -

Returns: 40%, 40%, 40%, 40%, 40%
Average return: 40%.

So which has been the riskier investment over the last 5 years, A or B?

when did i say it a higher ROI AUTOMATICALLY means higher risk? i said that there is a strong correlation between the two. again, please don't distort what i say, it makes for a frustrating discussion
