So I have found out that you can only build on 2/3 rd of block....
Is anyone aware what this inculdes?

I been told Garden sheds is included. But was curious to know if they would count an awning off the front and also an Awning and deck off the back.
@suitperhaps you'd have some knowledge what counts?

2/3 of your lot ? no

but it may very well work out that way depending on the size of your property, you will have front set back, normally 6 metres, and 1 metre on one side

as far as awnings go, it depends if they are retractable of permanent structure and if they were built with the house, if added later which means they could be illegal

permanent structures generally have to comply with the set backs

My neighbour is looking at an extension and mentioned that he was told could only build on 2/3rds of lot.

I am looking at replacing my current awning and deck. But was going to extend 700mm. Being a small block adding 5sqmtr may push over. That's if it wasn't already

who told him ? a bloke up the pub ?

check with council or check the town planning section on your local council's website, it can vary from council to council

He hasn't gotten that far. Just doing drawing at getting approval. Person doing drawings told him.

What are you doing talking to your neighbour? Did you invite him over for a cuppa and a mint slice? Did you both wear masks? Gladys wants to know these things.

he really should check before having plans drawn up, otherwise it will only be refused by council, or the certifier
