"Rent seeking" is seeking to increase ones share of existing wealth without creating or adding value to society. Doing this through a repulsive amount of property is even worse than rent seeking as you are inflating the market and thus behaving in a way that is excluding many others from it. The more investment property you have the worse your behaviour is. EG, 5 properties is bad but 100 properties is to the point that the people should do something about it.
