I wouldn't bother with rebuilding a leagues club/ pokie den. Wrong location and demographic

Everywhere is prime location for a pokie den.

Maybe not a League's club but really that is just branding for hiding that it's a casino.

I think when the club does re-open, this will make the JV probably the most financially and powerful club in the NRL?

Despite these pokie dens sucking the money out of the local community they dont put back into the NRL club anything like what the Broncos spend in a year on the football club. So no, they might have a big fixed asset base and they might have big revenue but how much gets spent on making the NRL team better is another question entirely. I think the Bulldogs LC is probably putting most in at moment with grants around the $5mill mark to the NRL club.

The other unknown is will the Leagues Club own the premises or rent from the developer or someone else. Not many Licensed Clubs survive whilst renting.

Location is bad for parking and bit of a dead area. Will be competing with plenty of pubs with their own pokie dens in balmain. Can't imagine it being popular with trendy inner west residents.

Actually the WT’s footy club are one of the few clubs that make a profit, can only be strengthened when the Balmain side of the merger get going again, though West Ashfield are huge enough?

I think that's why they've flagged the shite load of apartments, shopping centre, art space etc in the new building. That will definitely appeal to the locals in 2022 and beyond.

I grew up patronising Balmain Leagues frequently and it was more than just a pokies den. Had a couple of bars, bistro, gig room for bands and function room.
