ROI is determined by return on the AFLS investment - the initial 286m, not theoretical value if sold. The AFL is getting about 8-10% ROI, which is well within an acceptable "good" ROI.
Yesterday you were saying it was worth up to 1.1 billion

Now you are using a much lower figure to justify an awful roi

You completely misunderstood what ROI actually is then.

It was valued in 2016 at 1.1 billion - if it was sold off. Sale value and book value are not the same thing. and ROI is based literally on "return on investment" - which in the AFLs case was the 286m they paid,

If that land was sold is it only for certain use ie. stadium or public asset or can they build units on it ? 1.3b valuation is massive for the land if it is the former

They can demolish it and build whatever as long as it meets regulatory approvals. the surrounding area is zoned commercial - you could build a lot of commercial propery on 20,000 sqm.

One of the stated advantages is the existence of the 2,500 space underground car park. Apparently they are quite expensive to build.

selling office space is not the same thing as land value. And the AFL has a tonne of land.
Land values for unit sites have collapsed around Australia in general due to a huge increase in construction costs

Victoria has the added problem of property taxes rising heavily to cover covid debts

Development sites around Melbourne are being fire sold

Give it up, he thinks buying something for $286mill that is worth $1bill 8 years later and returns $25mill ayear profit is a bad thing. He’s clueless.

They could’ve sold it and put the money in an asset that makes ten percent vs two percent

And now all their equity is tied into an asset whose value is falling

That's Greenfield property. Not prime land in Australia's biggest Capital City CBD.

Owning a stadium should be an aspiration for the NRL. Saying land on Caxton St is more valuable than the Melbourne CBD certainly is a take
