What’s in it for the rate payers other than a white elephant stadium. The surrrounding ground had been sold and can’t be used for community use
Probably why it won’t happen but it’s land in a development zone so it’s at least an asset. It was brought up as an option, sounds more like a ‘plan C’ but could be all BS. Only put it on here to see if any other Shire locals heard the same thing. Doesn’t sound like they did.

the stadium valued at 40mil
say they sold it for that, and then on top the council then pays to have it upgraded. solid deal for the sharks
bad for the council and rate payers

I actually think its possible the NRL could buy Shark Park. Not sure how it will go down with other clubs but if there is a profit to be made in buying it and leasing it back to Sharks they'll be all over it. What they wont do is spend $150mill getting it up where it needs to be.

Say they bought it for $30mill and spent $20mill on it. That would need Sharks to be renting it back at $200-300k a game ($3.6mill return plus $2mill a year naming rights + catering and drinks sales). Not sure if Sharks would be up for that?
In the NRL hands it gives them more lobbying power with Govt for investment you'd think?

If sharks relocate away from there the hotel the arlc bought will be worth less
How many people stay at the hotel on game day compared to non game day? And does that make the hotel unviable without game day? I suspect the hotel isnt reliant on 12 nights accommodation for a few dozen people a year!
Without knowing that you really cant make that statement.

When they bought it something about growing the number of junior games too

Anyway shark park isn’t moving it’s bs they upgraded the leagues club to get better views of the ground

It was reported that the Sharks actually put overtones to the NRL to buy half of it not long ago.

well its only been open a couple months



what it does is fill a need in the shire of a new facility to stay in that isnt at the top end of pricing as its not on the beach.

yeh I get that, I often stay at the Sage hotel in wollongong and its regularly got NSW RL players and officials and clubs staying their using WIN stadium.
Why I said I could see the NRl buying shark park, it could become a hub for all southern RL events and then the hotel gets more patronage. win-win

Panthers have predicted 3% cash flow yearly from theirs, Cronulla would be more desirable in the summer months

Three or two ? they don’t manage they are passive investments (Cronulla Sunshine Coast and did I miss one ?)

the gambaro they bought off the existing management and kept them on with an incentive. That’s the only one that they manage themselves

That would mean the asset would have to be making 10% profit to NRL plus profit to the third party running it. Geez if I had an asset returning 15%+ profit a year I would haven't sold it!

think hotels make at least ten percent of revenue in profits

the one they bought in Cronulla was a new build that just opened. It won’t be showing profits yet as a business but they pay their rent to the arlc as landlord
