The owners of the new Macarthur FC A-League team are funding an upgrade of Campbelltown themselves, with a little bit of help from the local council.
It won't need state govt finance.

Note: Not the final design.

I’m still skeptical this’ll happen, but I hope it does because it could provide NRL clubs with a blueprint on how to get it done.

Other question is will they freeze out other clubs from using? Some talk that’s what west Melbourne will do.

I'm not sure who think West Melbourne will freeze out? They are building it for themselves.
The only other rectangular club in Melbourne is the Storm, and they ain't leaving AAMI.
Victory and City won't leave AAMI either, and neither will the Rebels.
This will be Western United's ground only.

I'm not sure who think West Melbourne will freeze out? They are building it for themselves.
The only other rectangular club in Melbourne is the Storm, and they ain't leaving AAMI.
Victory and City won't leave AAMI either, and neither will the Rebels.
This will be Western United's ground only.

Who knows what the future holds. Maybe the Storm would want to play a game out there?

I’m just making the general point that if these Aleague clubs hold management rights they may not rent it out to others.

It wouldn't make any business sense to have a stadium sitting empty for 6 months if there was a potential tenant willing to pay $100kplus a game to play there. If anything these business sports companies buying clubs are looking for best return in their investments so maximising revenue is a major priority.

Except they’ve specifically talked about it being their exclusive stadium.

And if it’s designed to a 100% soccer profile, ie. short in goals for rugby codes, other clubs might stick away anyway.

If the aim is to truly maximise revenue it’ll be built to accommodate rugby codes in goals, going off the artists images that’s not the case.

If the consortium can raise $300mill to build that with just 1 Aleague tenant I'll eat my hat!

Is the ground's construction being funded by public money (i.e. government money)? If yes, then regardless of the management rights, they won't be able to forbid it being rented out to other tenants.

Don't forget the SCG/MCG and other cricket grounds had similar provisions giving the State and Federal Cricket Associations first right of use of those grounds up until the mid-1970s. In fact the ACB used them to try and stop World series cricket being played on those ground by using similar provisions. The respective State Governments then stepped in and changed those provisions so the ACB could not prevent Packer and WCS from using the grounds.

It’s an 18k seat stadium, so more like $200m

They’re being gifted land to develop to defray the costs.

That's still a massive investment for 13 games of around 10k a game. It'd barley cover its maintenance costs let alone repay a $200mill investment. Short of being owned by a russian oligarch how would they raise $200mill?

Wow, we've been through this a million times.

Firstly, that image (provided by Western United I know) is just a copy and paste or an earlier render of Bankwest. Look at the stands, the roof, and the earlier proposed 1 level terrace at the far end. That was what was originally proposed at Parramatta. This render has a way larger capacity than what they are planning.

Secondly, this stadium is indeed going to be football inclusive. The backers and financiers of the club are going to make their return on a large allotment of land adjacent to the stadium that they will develop for commercial, retail and residential purposes.
It is planned as a 15-18000 seater. More than enough for an area that is currently largely under-developed and has poor transport links.

Maybe. However, imagine a local council saying "oh we are giving a professional sporting code land we own on your behalf to build a private facility which no one else will be able to use." I could see rate payers and locals demanding heads on pikes for that. Melbournians can be a bit more confrontational on things like that than some Sydney folk.

Cheers, bit like the idea muted for Manly before the council kaboshed it then. Must be a big land development to return enough to cover $200mill when you think the Sharks development returned them much less than half of that.
