Hmm that’s interesting

Ten percent returns also for old Trafford

And that’s without multiple tenants

1. where do you get 10% return on old trafford from?
2. Can Broncos fill a 74k seater stadium at $200 avg a ticket every game like Man Utd can?
3. Utd play up to 30 home games a season, Broncos up to 14 with half the crowds

We only have one privately owned stadium in Australia, and that is returning around $10mill profit with multiple tenants and cost $200mill to buy. But yeh paying well over $1bill to build a stadium is going to provide a great return lol Now if Broncos could buy Suncorp for $200mill you might have a point!

Ten percent return is based on the match day revenues vs cost to build

30 years ago the broncos were averaging 40k and the crushers 15k and Brisbane’s population has grown by millions since then

But from what I’ve been told the broncos actually get a sweetheart rental deal for Suncorp with generous discounts so it’s probably not worth it at the moment

Lets say you could build a 60k+ stadium for $1billion, which you cant.
Lets say someone gifts them a massive parcel of land near the CBD to build it on, which they wont
Lets say that you could get 4% on q $1billion loan ie cost $40mill interest plus sum repayment of $25million (ie paying it off over 40 years)

Do you really believe a stadium is going to return: running costs + $65million + 10% profit a year?

You know governments have to do a cba to justify stadium spends ?

Granted some have poor returns like Penrith (2 to 3 percent pa) but a large rectangular stadium in Brisbane will have a much higher return

As I said English soccer clubs are doing over ten percent with only one major tenant and not many other events

The broncos are the biggest rugby club in the world

Who knows maybe the arl would want to part invest given their previous discussion about funding a stadium in Liverpool

Granted some have poor returns like Penrith (2 to 3 percent pa) but a large rectangular stadium in Brisbane will have a much higher return

Again Govts arent paying off a loan on their stadiums! Take out the fanciful ' benefit to local economy' inflated figures they come up with in these reports and stadiums in no way make any financial sense.

If the stadium was free, sure you could run one and make a bit of profit Im sure. But if you are forking out $65mill a year to pay off the build of it then you've got buckleys chance of not losing money. Again its why there are NO privately built new stadiums in Australia (other than the sweet deal Marvel one)

Sure when Broncos can charge $400k a suite and $3k a game for premium seat, and get 70k paying $200-$1000 a ticket then Im sure they'll be in the same position as the top EPL clubs who are building their own stadiums!

Olympics. Wouldn't be happening otherwise. And they are spending our money, what do they care. If they were taking out loans they had to pay back how many do you think would get built?
Like I added above they over inflate the return on a stadiums value massively by adding in 'benefit to local economy' figures. Take that out of the business case and it wouldn't be close to stacking up, especially if you was actually borrowing to build.

And yet no investment group are falling over themselves to build one and take the pressure off Govt?
Hmmmm I wonder why?

The Penrith assessment has not been released.”

This is why the Penrith proposal got scaled back

Previous Nrl proposal to nsw state govt for similar project to marvel where they buy the stadium after the state funds it

Dogs still have their development proposal including 40k stadium being assessed by nsw planning authorities

And to say the NRL buying a pub near Lang Park is suddenly an endorsement of the Broncos building here own stadium proves you are mentally unwell.
