Builders "going under" are not builders who have found themselves in trouble with the bank. They are largely being opportunistic because they have forward contracts that won't be profitable. I sympathise with both them and the punter who thought that they'd be moving into their off-the-shelf home by Xmas, only to now have to re-negotiate. The Punters of course have little choice. If the builder goes into voluntary admin, they will need to negotiate with a new builder at 2023 $$$ anyway. Sad.What is happening in the building industry right now is quite crazy. I know friends who had prices on building a new home and have been told its an extra $180k compared to 12mths ago.
You then have people who have purchased land and had builds started or about to and builders have stopped cause materials went up 40% and they'd lose money to finish or start.
I know of a friend who is caught in this mess. They are paying a mortgage on basicaly a bit of land and now can't afford the cost of house as builder pulled pin and prices went up. Can't get enough from bank.
It's just a real mess what is happening. And trades unions are now going hard for large pay rises. Most are asking for 15% over 3yrs.

I'm just not sure what the builder should do?
Most of my builder mates (small sole traders) have been refusing to quote jobs for a while. It's very stressful for them and the customers. Some of them are losing most of their profits driving to and from jobs. It's f**ked.Neither do the builders, they cannot control the price increases.
