That's all true, In the end though even if you do all the things you should do, it's still getting harder with time.

And the solutions that have been thrown up by government for years have been to put more money into the demand side of the market, which to no ones surprised despite helping people get in, hasn't addressed the problem of affordability, because quite the opposite, it's supported price rises.
Are you still living in Lismore? I drove through South Lismore not that long ago and it didn't look good at all. There are places all over OZ in similar situations, It's quite obvious that governments don't care about the outlying areas of their jurisdiction.....never have. Outback QLD is a real eye opener.

Yeah I am, My business is over South.

Residential wise South's a shitfight. You would have noticed all the temp fencing around properties even just driving down Union St / the Highway.

All those temp fenced properties are buybacks awaiting demolition and or removal / relocation. So those folk are ok, the government has bought them out and did so at pre-flood prices.

But as you'd have noticed as you travel down any street, it's fenced, fenced, not fenced, fenced, not fenced rather random seeming. So that's demolish, demolish, stays, demolish, demolish, stays, demolish and so on.

So in the end every street will have a decent number of empty blocks you can't build a house on, the state government owns the land through the reconstruction authority and they wanted to give it to council, but council don't want it because then they'd have to maintain it and that will cost money they don't have.

It's a patchwork of solutions that's helped folks out, but really has done nothing to fix the actual issue, that Lismore is in a flood zone. They shoulda just bit the bullet and made every merkin leave and rebuild the suburb on the plateau,

What a lot of merkins on here wouldn't realise is that Lismore CBD is on the same flood plain as South Lismore. Just different sides of the Wilson river. I have no idea what that whole area will look like in 20 years time but I'm not likely to be around then to care. It's synonymous with a lot of other country towns. Ballina, Murwillumbah in the north, Hay and the Central West. It's only newsworthy when the next flood or bushfire destroys a town.

My parents place was in Rydalmere. It was a three minute walk to Dundas shops which included a decent Chinese restaurant, Greek run fish and chip shop, newsagency and a bottle shop. When we moved to Mortake the Palace Hotel was virtually across the road near the gasworks. It was a three minute drive to Concord as well as the Lui Rose Chinese at North Strathfield. Special occasions were reserved for The Sydney Rowing Club at Abbotsford. We both worked hard to pay the block of dirt off. We rarely ventured away. So basically it was always home meals with takeaway once a week, SRC or similar for special occasions. Make of all that what you will.

My brother was a victim
in an armed holdup at that Bottle Shop at Dundas station. Luckily he survived.
As for the Sydney Rowing Club, you should go there again next time you are down here. It is an amazing venue.
I've done a lot of work there over the past few years, including building two new riverside dining balconies.

Sorry for your brothers experience at the bottle shop. Nobody should ever have to go through that crap. I haven't been to the SRC for quite some time. I might just take on your suggestion later this year. :D

Yeah, the difference between south and the CBD is on the CBD side there's a lot fewer houses that would normally be affected by flood, it's mostly business.

Also technically the levee over South is lower, so it should flood first, but then that depends where the water comes from

It is a top place just don't go for a swim around there unless you want to start glowing in the dark. Unlike The Shire. The Hacking side of course.

I cannot tell you how many times I have seen schools of kingfish there. I have (truly) seen seals swimming up and down the river there.
I had concreters working for me there that picked and ate oysters from rocks beside the rowers boat ramp and didn't die.
Putney beach has just opened.
I'd trust this part of the river/harbour more any day than that cesspool at Pt Hacking.

Now you're being a f**king idiot. The Parramatta River was just on the news with the amount of turds in the water. The Hacking is pristine compared to it. There was a whale spotted today from the Antarctic at Bundeena. Don't let some jealousy cloud your judgement you silly prick.

I live very close to this immediate area, and I regularly paddle out to that sandbar—it's absolutely pristine. You clearly have no idea what you're talking about. Meanwhile, Channel 9 just reported that some of the areas you trust so much have ten times the acceptable level for contamination. Looks like you're the one living near a cesspool, not me.
