You're talking about minor defects within the lot.

The crux if the problem is much larger than that. Mascot Towers has some sections of their concrete pour that did not pass. They have combustible cladding, water penetration into nearly all lots. Worse, they have structural slabs in the basement that have shifted.

Define minor but? Cables not connected properly cause hot joints which results in a fire which is a major risk. Easy to repair yes.

Leaking car parks are certainly not Minor.

I've seen doorless shower screens that way 30kgs+ mounted with 3 green plugs into tiles. Fixable but not that easy. And dangerous also. Comes off and could cut someone in half.

those are defects, not standards that the govt has allowed to "sneak in"

the NSW Building Commission has done the opposite, although some of thier better personnel have already left from having to deal with bureaucracy and we are left with public servants who cant get a gig for private enterprise

its still a work in progress

Thats Bullshit. There is hardly any regulations and they've turned a blind eye cause they need accomdation for all the immigrants they let into boost the economy.
Wait till you see the next generation of tradesmen coming thru. Diabolical.
I see to many 4th year apprentices who no next to nothing. It's scary really. Not to mention once all these immigrants become tradies after a 3yr course. I've had quite a few offer me 10k to sign off papers to say they've done x amount of hours. You know what I do? Report them because I know someone else will. This is another growing concern.

I'm not going to argue with you about fit-out defects. In the scheme of things they are a pimple on an elephant's wang.

Yes this is true. It's very fixable. But 20-50k after you just purchased something brand new isn't exactly peanuts right. It shows low quality trades

Well if anyone bought a brand new property from a developer you will get a 3 months defects warranty in your contract, whereby the original proprietor is obliged to make good on items of quality in materials and workmanship from 3 months of the date of settlement.

So frankly what you are saying does not make sense and does not entirely reflect reality.

There’s an architect bloke who gets on ABC radio down here who says never buy a unit under 20 yrs old and over 3 stories high.
They are broad brush strokes of advice. I would buy new from Lend Lease or Mirvac or Frasers, but yeah dodgy builder who has started his 5th company in 15 years, this time in his wife's name, maybe not so much.

20 Years ago they were going to clamp down on these "phoenix" operations. Unsure if much has happened TBH.

Wow a whole 3months. That excellent warranty..Amazing. I'm sure some white coloured worker would know all the defects or thing that won't last more then 12mths.
And have looked in ceiling spaces, understand dummy tiles, poor waterproofing...

3 months warranty is stuff all really.

A mutual friend and his wife bought a apartment across the road from the bull and bush there on corner of Seven Hills & Windsor road about 3 years ago.

One of his mates who is carpenter when in and visited them last year at some point was mortfied looking at some structures inside the building and apartment he noticed plenty of things that the average joe who wouldn't have a clue & pick up.

You're out of your depth here mate and you're not the only one, you really need to do your research before spreading misinformation.

In 2020 the NSW Building Commision brought in a new set of rules for all building professionals and the warranties are 5 to 10 years depending on the discipline. This applies to class 2 buildings 3 storey residential and upwards) and it has since added class 9s (aged care) to the new legislation

Happy reading although you probabaly wont read all this unerstandably becuase its heavy going and will take hours. This legislation will eventually apply to all classes but as with all new legislation its a work in progress and they are having staffing issues as I mentioned previously, as anyone who cant get a job in private enterprise can get a govt job.

An apartment building (class 2 or 3) that had building approval prior to 2020, I agree, I wouldn't touch it. Anything new is built under the new regulated building legislation and is at the opposite end of the spectrum.

So what about people who purcahsed anything built between 2000 - 2020 when majority of these apartments have gone up?
Many have been severely analed and will now work their whole lives to pay for this bit of ahit they purchased.

But you're not a building inspector or an engineer and I accept you see a lot, we all do. The new building commission provide regular inspections on EVERY BUILDING NOW and a lot of site are being shut down till defects are rectified.

At one stage about 2 years ago we had over 50% of our residential developments shut down by the building commission. To say nothing is being done and they are allowing poor rules to sneak in is simply not true.

thats common knowledge and why the building commission was set up, I expect other states will soon follow NSW's lead

My company works in high-rise construction - that Is currently in construction.

Can confirm there has been random inspections carried out by (I think it was) Fairtrading or Fairwork maybe?? (Could be wrong).

This has happened on multiple sites that we are on across Wollongong, Sydney and Newcastle.

IMO what is currently being brought forward (especially in terms of design) Is a step in the right direction.

They are reps from the NSW Building Commission to check that all work is in accodance with the regulated building design.

Our designs have to be up to date with the constructed work, so if sparkies make changes, whether aesthetic or technical, we have to amend our electrical plans so at the end of the job our plans represent "as constructed" electrical plans, same for the other disciplines.

If you move a light fitting more than half a metre, we have to move it on our drawings.

Its a very different industry now.
