I saw two updates over the weekend.

1. a merkin who does trains youtube stuff said that the "put a lid over central station and build tech-hub stuff on top" project has been canned due to heritage concerns.



2. The underground walkway from the upper level of Martin Place Station after the opal exit that used to drop you into either Martin Place or MLC Centre food court (now known as 29 Martin Place) has been re-opened with a new (cheap*) tiled surface. It is now half as long and just drops you into the Elizabeth St side of Sydney Metro exit. No signage yet, but it is basically a walkway to metro or a rainy day rat run to Castlereagh Street through Metro.

* It is in an improvement but looks like a cheap landlord bathroom, if you know what I mean. I assume will be re-done when Martin Place Station gets a makeover.

The City of Parramatta is objecting to plans for a 62-storey build-to-rent apartment tower in the CBD, arguing the $50 million-plus proposal needs more three- and four-bedroom units for families.

Citing a shift towards higher-density living, the council in Sydney’s west said it could not support the development’s proposed mix of dwellings – half of which would be studio or one-bedroom apartments – because it would not meet the growing demand for diverse types of high-rise housing.

It makes absolutely no sense to insist on more 3 and 4 bedroom properties in this era of unaffordable housing. These sized units that they are insisting on in this tower would then become more unaffordable to the average Joe.
They didn't demand this for the twin Merton towers at the ferry wharf for instance. I hope this is overruled and this tower can go ahead with its current mix of property sizes.
The people who can afford a 3/4 bedroom unit in the centre of Parramatta can also afford the same sized property at Box Hill.

1. Haha! Here's a pic of the proposal. As you can see, it was only the country/inter-city platforms being built over.
Anyhow, it's dead in the water now. What a surprise.



2. Eels Light Rail is now Wanderers Light Rail. It's summer.
And no, I don't think it will be open this year unless there is some incredible groundbreaking news soon to come from the cancel everything govt. They have gone awfully quiet on this project of late.
I drove past Telopea station on Saturday morning and saw a tram in test mode heading towards Carlingford.
Fingers crossed that it opens sooner rather than later.

The building is build to rent, so it will be a whole building and never strata.

So now we get to the price of rent. Well, if that rent is the same as a house in an adjacent suburb, then we are doing ok and increasing supply.

There has been discussions about rent caps on the build to rent sector with push back. I think there has to be a balance.

Because it is shiney and new and has gyms and pools, views, convenience to amenities, transportation etc ? Not everyone (cultures) wants a yard.

Not willing to cause Gronk any trouble by suggesting the Labor party have no idea. My relatives in real estate have stated that there is a definite need for larger apartments if they want emulate European and USA cities with peopLe satisfied with apartment living.

Getting families into unit blocks full of 1 and 2 bedroom apartments doesnt fit the bill. Not sure that those in charge actually understand family dynamics, it’s mostly spin
