Speaking to someone who works in this kind of thing, I showed him the submissions and he passed on the following info.

Its rare, very rare, to see overwhelming support for a development of this level.

The other thing he pointed out were the pro development people are highlighting important things, like growing population, economic growth, jobs ect, while the anti developers really dont have anything.

Arguements like too tall and traffic are generic responses and the traffic issue's have been addressed by the developers.

Things like the mangrove arguement would have been a good arguement, however, the developers have put in place a plan for them.

This looks pretty good from what he said, and that was an outside source with no baring, who couldnt care if this passed or not.

Also, local and non local addresses are not entirely looked at, but it is taken into account.

What they like seeing is non locals expressing interest to move into the area.

Do you live near the poster formerly known as Shark?

Still known as Shark mate, and aside from the odd adoption of the occasional Beatrix Potter character many moons ago (along with someone else from here? Who was that again?) I have only ever used that username.

...Any number of shared aliases these days.

Ahh...again, I direct you to my point above regarding Miss Potter...Not to mention various sea-dwelling characters from cinematic gems such as Finding Nemo and that Jack Sparrow fella.

In fact, I have quite enjoyed my self-imposed exile from these parts, it's been healthy. I must say though (seriously) it's felt bloody good have been dropping in in recent months and reading so much united sentiment in relation to the development - It's the only reason I stop by, and the reason I noticed your reference to my former abode above.

So, I once again depart, but please be assured that I am NOT participating in discussions on these forums under any other identity, shared or otherwise.

I tried an alias once "Cockney Shark" when MSN messenger had different characters you could choose from.. (The pirate was already taken :p) But it was a pain in the azzz loggin in and out. LU still sends it b'day wishes though :D

FLOOD SPOILER ALERT!!!

I have a mate who's an actuary for an insurance company. Insurance companies assess the risk of properties flooding and treat it seriously for obvious reasons. Get it wrong and you go broke. It's a complex and thorough process of data collection and risk mapping.

Anyhoo - I asked the question and the flood risk rating for the shark park area is a big fat 0 from a 0 - 3 scale. Doesn't mean it can't possibly flood, but is not a material or likely risk. If you were to bung a house at the top of Mt Kossie it would also have a 0 rating.

George told me the other week that the reason that there are no housing developments on the top of Mt kossie was because of the flooding.

He said when it pours the waters back up behind fallen trees and rocks and things that sometimes it can be 30ft deep.

Thats why the Sutho Council voted against the Mt Kossie development
