As others have pointed out, any time you're attempting to extrapolate a current trend even 5 years into the future - let alone bloody 40 like this - you might as well not bother given how much can affect those trends.Melbourne is growing faster for the same reason brisbane grew in the 90s. If housing in melbourne ever reaches parity with sydney as far as cost goes people will just move to Sydney.
You are talking rubbish lmao. The median house price in sydney is some 200k more than melbourne. That is driving a huge chunk of melbournes growth. Ive thought seriously about moving to melbourne for that reason.
For instance, the current growth "rate" doesn't take into account the effect of all the infrastructure work being done in Sydney and the growth and employment that badgeries creek in particular will generate.
