You forget a few important points.
1. It is crown land and part council owned land for the community and facilities. You wont get apartments
2. The cost to build all that, even if you build 400 units you wont get $2 mill x 400 for each unit there.

Very simplistic way to think about it, we won't count, planning, building cost, commissions, tax and all other costs/fees associated with building and selling 400 units

While we can all dream of a brand spanking new stadium, it ain't happening. No government or private developer is going to fork out the best part of $1bn to build a new stadium at Carlton/kogarah for 1 team that plays there 5 or 6 times a year. I can't see any other team or usage of the stadium that would justify its cost.

I can't see how you would average $2m for units in a block on Princes Hwy. The lower level units would go for much less, meaning the higher ones would need to go for say $5m plus, totally unrealistic, even in the current inflated housing market. These are prices for apartments on the waterfront or prestige suburbs, which Carlton/Kogarah certainly ain't.

Also, let's say 4 units to a level, that's 10 levels, and given the new apartment buildings that have sprung up along Princes Hwy none are that high so I would say it would exceed height restrictions. At 2 or 3 units a level that's a 13 to 20 storey building, can't see it being allowed.

What did Beverly Park golf course ever do to you BB ! That’s about 4 planning portfolios required that even if approved would take a decade to even get to this stage. Are they throwing 60 million at the League’s club anyhow ?

The original plan in 1940 1950s was for the stadium to be built on the land where the golf course is

Was going to be on the land where the golf course is. But the BIG but. That messed plan's up
Were a few home owners refused to sell their property to dragons club. Especially 1 home owner. An old Lady who refused every offer to sell. And she was very annoyed about over many years of Sports Balls landing in her backyard. Makes sense. Soccer ball's in her yard. And she was very annoyed about the noise of the building of the leagues club.
. I was told about this by a very Old man relative . Many many Times. Who is long gone

Dragons history could have been different
If plans went forward. Ohh well thats part of life. If only things didn't happen that way
The Old leagues club was at the intersection of Rocky point road. Princess' highway
Where the school is now. Or used to be

Just a few 100 metres away from the current leagues club

Public exhibition is when you unwashed mob get to comment, if not already. I will also.
I must say I offered assistance to CEO Ryyan Webb who graciously referred me to Peter Doust, who didn't find the time to reply to my (business) email. I made it clear I did not want paid work (consultant) but just to help. Meh.
You can make your outlandish fantasy comments or pragmatic and sensible proposals or support.
Please note at this stage it becomes a numbers game and the more support Dragons-friendly outcomes receive, the more likely the outcomes.
I used to describe these things as a form if regulatory instrument that allowed leasing, developments, uses and management. It will probably be in force for up to 10 years so don't miss your chance.
BTW, please don't make feckwit ideas and proposals to the exhibition as you just makes the rest of us look as dumb as you.

I was looking for a beer and the closest option wouldn’t sell any before 6:30, so I had to try up the other end of the stand. On the way I overheard a security guard guy on his walkie talkie / phone thingy on Saturday.

“The Premier is in a box”.

The guard was near the dunnies on the ground floor of the stand, a couple of boxes opposite him. Mark Coyne was in one of those (door open). I expect maybe that is where the Prem was. Just a guess though.

Point being maybe as the local member (correct?) he may support some further improvements at the ground after being there himself.

I enjoyed the beer, just in case you were wondering.
