I would think a major reason that clubs and head sporting organisations generally don't build stadiums is the initial cost to build them. Better to get governments to fund them. Buying a pub or office building much cheaper. ROI of property obviously depends on location, demand/usage, type of property and many other factors.
This. Stadiums cost $500mill--2bill + land cost to build.
Hard to get a return on that!

ONLY August 2024 story painting a seven network surrounded by sharks...... at 14 cents the story; Current today at 17 cents a share means for only $200 + you could buy the network. So maybe Seven wont be able to pay for the AFL contract, it has happened before ie channel 10 NSWRL. Also note big changes possible coming for add revenue from Betting companies. This might force Seven to renegotiate their AFL Tv contract, again it has happened before ie Seven and Cricket Australia. Since the AFL contract and productions is properly over $250m pa this may cause a further share price cut as this is the first year ( upcoming) of the 7 year deal at $200m contract and $50m productions costs and with add revue falling this might 'bankrupt' Seven.
It’s ok they can fall back on the Telstra contra if seven goes broke

The same will happen to Foxsports if they lose rugby league

Those poor afl tv ratings are coming home to roost

What happens to sevens earnings when the new afl deal come in ?

Fact is it was a $500m project at the time the AFL profit was 1/10th of that.

Them taking over ownership for a nominal fee is why they own it

Fact is, You really dont understand the process that lead up to it or the nature of the BOOT project that it began as. While the AFL was the major tenant, it was neither the builder, owner or operator until 2016.

BOOT - build, own, operate, transfer - was the plan from the beginning. Effectively a rent to own project. It was built by a consortium that sold to other consortiums, they then operated and rented the stadium to the AFL and its clubs at high rates until November 2016 when the league bought out the remaining debt the consortium had in the stadium.

That "nominal fee" was $286m (outstanding debt, plus the assets of Stadium Operations Limited) in 2016, as opposed to the $30 it would have been in 2025.

According to wiki the stadium cost 460 million to build.

The land value would be 200 to 300 million

So it’s safe to assume the stadium cost 700 to 750 million all up

The freehold title to the land was purchased for 30m by the AFL. This was very cheap, but not cheaper than every other developer in the docklands area was getting the land for.

In 2012, The Age would report that the Kennett Government had been giving land in the Docklands away for a song. One of the first land deals orchestrated by the Kennett government in 1999 in an effort to kickstart the Docklands precinct saw the 136,970 square metre New Quay precinct, roughly five city blocks in size, sold to developers MAB Corporation for $3 million. The deal priced the land that came with harbour access at $22 per square metre. (A Brunswick workers’ cottage in 1999 cost $991 per square metre.).

If we get to own property sure

1 billion for two afl stadiums in Tasmania and 150 million by the nsw govt on the Giants would suggest we have a long way to catch up
as opposed to allianz and commbank, AAMI and all the Queensland stadiums? Its not like Govts don't build sports facilities lol

they paid $286mill for stadium and $30mill for land, a sweet deal no doubt given its value now. Which you seem to now acknowledge? Not a bad investment on their part after all?

Sure they were gifted it

Not like it’s some great work by the afl it’s the vic govt giving them the land on the cheap

Hang on NRL is getting $600mill from taxpayers, maybe another $450mill from WA govt and the billions NSW govt has handed over for stadiums and CofE's. Lets not pretend both sports havent got their noses in the public funding trough.

If nrl clubs own the coe I will agree not sure if they do

Afl clubs were also gifted hundreds of millions from the vic state govt for their coe which the clubs own

NRL won't own the facilities though nor collect profits from them
