How many merkins here own a house in Sydney? The market values that house at a ridiculously inflated price. That is what people are willing to pay for that house. That is market value.

Not necessarily...

I have a work colleague who went through a divorce recently. Her and her ex husband had two houses and they decided to keep one each and split the difference on the average valuations. They had three valuers come out and give valuations on each of the two houses. On one of the houses, the difference between high and low was something like $150k.

Besides, plenty of people have bought a house at Auction only to find that their pre-approved finance gets knocked back because the bank doesn't value their house at anywhere near what the buyer has paid for it.

So... Back to your original analogy... A house in Sydney is worth whatever someone is willing to pay as long as they have that money up front and this is pretty rare.

If you're financing the place then it's worth whatever the bank decides they're happy to lend you for it.

So Souths are allowed to medically clear Sam Burgess from their salary cap, under extremely dubious circumstances which is basically tantamount to NRL endorsed salary cap cheating, and with the free salary cap space, they've been allowed to sign one of the best young players in the game on a deal well below what other clubs were offering (ie. his market) but the Raiders cant sign Jordan Rapana, a 30 year old, injury prone winger, to a mutually agreeable deal IF he finishes up his Japanese Rugby season fit and healthy and willing to play because it might not be market value... not that they'd know since they've already rejected it without even know what the Raiders offer would be, or what other clubs are willing to offer

And why are Souths being allowed to pay under market value for Latrell Mitchell when Parramatta were denied the chance to sign Isreal Folau because the structure of their deal would have paid him under market?

Market value is basically the price that the market will pay. If someone wants to pay massive overs . . . at the time of the massive overs purchase . . THAT IS THE MARKET VALUE.
If you want to pay 50% less than the highest offer, market value is the highest offer, not yours.
In the case of houses and valuations . . . there is a world of difference between the word " valuation" and "market value". I value your lean to @ $1000. The rich bloke from the next town desperately wants to move into your neighbourhood and is prepared to pay $2000.
Can you work out which price is market value ?
It's ironic that you use words like moronic.

Exactly Ken.
Our reported offer was initially 400k. Maybe that was true market value .
We ended up paying a lot more than that.

market value does not include one moronic, unrealistic offer. Eg, west’s offer

It depends on which club you ask.

For example if it was the storm the answer would be $400000 on contract A and $450000 on contract B

If Israel Folau wanted to play for Parra for a pie and a coke back when, good on him.

If the deal is suss, f**king prove it. Enforcing made up on the spot limits was always going to be a complete mess.

Re: market value. Everyone knows that playing for some clubs has value, both financial and other, outside of base contract number. So market value is already a flimsy concept that can't be simply tied to the highest bidder. How much value? How long is a piece of string? This is a stupid concept, typical NRL.

Market value has to be applied using a reasonable range

Bottom 8 clubs gotta spend more than top 8 clubs to attract talent. Other factors would be location, displacement from family etc.

I would say his value is between 750K and 900K
