I reckon that western side being pretty much all corporate is really shit ..... IMO that is by far the best side of the stadium (which is why they have put all the corporates there i guess) ... the sun rips in on the eastern side making it a real pain in the arse - that roof isnt gonna change that much

The non-corporate capacity is closer to 27k rather than 30k. Where did you get 31k capacity?

I read somewhere that there is going to be a terrace/balcony that will have a standing capacity of 1000 as well. Not quite sure about that detail or if I can find the link.
Anyway, happy to just go with the 30 k capacity atm.
