I bet shark park was there before coupe as well.

Correct, but it's not up to those living nearby.
Nearby residents DO have the right to have their voices heard, however.

Yes, they have the right to claim whatever they want. If they sprout false claims, they'll be found out and discredited. This is exactly the same for the developer - they can make whatever claims they wish in public, but if the numbers don't add up when presented to the relevant planning authority, then the proposal will be rejected. Easy.

Remember that just because you don't agree with someone else's position, doesn't mean necessarily that they are wrong.
Remember also that there are statutory requirements on a development proposal such as this one, and that even though some of those restrictions, requirements and rules may seem ridiculous to you and I, or they seem to be not relevant to us, they are still legal directives and MUST be adhered to for a proposal to proceed.

I think that arguing the semantics of a flood plain, or flooding zone, or flood-prone area, or whatever you'd like to call it, is a bit backwards. If the data currently available says that part of the area is susceptible to inundation, and part is yet to have enough reliable data, then I'd say that the developer needs to look into it. Altering a parcel of land NOT in the flood prone area (by building a big-arsed building on it) can also change the drainage qualities of adjacent and surrounding areas as well. I assume that the developer would also be commissioning research into these effects as well, yet nothing I can see has been published in this regard. The quality of the bedrock will also have a lot to do with being able to support such a large structure. If a seam of water is diverted by the introduction of a large building, then it could potentially destabilize other areas of the site (including undermining the intergrity of other foundations). This takes considerable time and investigation for engineers to even DISCOVER potential problems (which I'm sure they've done).

I'd be happy to see the development go ahead in some shape or form, but I do think that more information is required to be released for consideration before this happens. If the research has been conducted to prove that water is not a problem, then the developer could always just release that information and allay everyone's concerns in this area.

No, I don't live in the area. No, I'm not a sharks fan. No, this doesn't affect me at all. No, I do not have a strong opinion either for or against this particular development. I do believe in being able to be heard though, and I do believe in due process, which is designed completely so that the approval of developments like this can be decided upon as objectively as possible (whilst still considering the appropriate SUBJECTIVE opinions of all parties involved). Without this "independent" decision making process, I believe that our society would be a terrible place to live.

Look mate..Capsis has been in the local paper telling all and sundry about this big flood that once happened...and how it will happen again.
He used to work for the club..and left ...maybe there is a bit of animosity there.
He gets his letters printed in the local paper all the time bagging out the club.
He is deputy mayor,...unelected publicly from what I can gather...I dont recall voting in any such election recently.
He was all for a retirement village being built in the same spot with underground parking at one point.
Before the board at the club changed that is.

now he has backflipped.

as long as I have been going there to watch footy ( early 80's) I have never seen it flood.
I was a lifesaver at Eloura right throughout school and have lived down there on numerous occasions...in all that time I never witnessed a flood.
I have sat through some of the most appaling weather imaginable out there.
One game against the Knights a few years ago was ridiculous...I thought the lights were going to blow over...and yet no flood.

A bloke using scaremongering tactics from his position on Council is not on.

The club has welcomed all comers to check out the proposal.
The developers will gladly answer all your questions ...give them a call or email them.

Rednblack never claimed any knowledge of these things jc. I think he has shown a pretty balanced argument about peoples right to voice their objection or opinion, be it accurate, fair, reasonable or not.

At the end of the day the powers that be will decide, regardless of what we think or the antagosists think.

Yep, there probably is some bad blood, an "axe to grind". However he's not doing anything wrong.
If his claims are unsubstantiated, then he'll be found out and ignored. He isn't the one making a decision, so his voice means as much as your's or mine. He might be in the paper, but the developer is doing the same in favour. Let's not pretend the developer is being hard done by here - this is all normal for any size development (even just putting a deck on your house), just on a larger scale. The council (and the councillors) are not involved in the decision making process. If they want to speak out for or against the proposal, then they should do so. If he wants to make false claims, let him. But it's up to the developer (or other proponents for the development) to speak out in favour (which you are all doing very well) and to refute any obviously false statements made by anyone else.
