Parra Leagues moving to Church st is the best idea I have heard yet. That old David Jones place is just a ghost town now. But it's in the best location:

*Ample car spots
*River cat
*Location, Location, Location

If Parra Leagues moved their they would absolutely RIP it in.
Church St Parra is where all the action is. People will flock to the Joint.

Knock down the current Leagues site and Build residential Units with the Football Office. And Move the Leagues Club to the Chruch St along the river. It's a MONEY MAKER!!!!!!!!!!!!!!!!!!!!!!!!!!!!!

We should at the very least be doing a deal with Westfields for a Parra shopfront closer to town, to sell merchandise and tickets and memberships etc (maybe in return for some contra sponsorship if money is an issue).

We should also be looking at doing a deal with the Council in relation to its Civic Place re-development... getting an Eels shop front space there facing Church St Mall would be ideal. The Council surely realise the economic ebenfit of having a top flite footy team, and people coming into the city to use the stadium (and the city's businesses before and afterwards). Or they need to be reminded of how businesses and the whole area came alive in ealry 80s when Parra were winning.

Most other clubs with presences out of their main city centre have shopfronts where the action is as well, and don't wait for people to come to them. I've seen the Souths one just off the main street of Redfern (seeing Redfern Oval and the Leagues Club are tucked away at the back of the suburb), with a big memberships flag out the front. I've seen the Newtown Jets stall every weekend (during the off-season too) in the heart of King Street (seeing as Henson and their clubhouse are miles away).

The little golf shop on Church St is leaving.

Given the current economic climate, if people were smart, you'd be able to negotiate a short term deal for the football season with the agent and itr would be the ideal place to sell merchandise and memberships. You'd get all the foot traffic who may not want to go into Peter Wynn's especially on game day - and an ability to send players there to sign stuff.

A short term lease is better than no lease at all for a landlord.

Oh...hang on.....did I say it would be an ideal place to sell 'memberships'? :sarcasm:

edit: Have an LCD TV there playing match videos, a barista making coffee. Plenty you could do for minimal cost. Might not be a huge money spinner, but would raise the profile.

OK, is anyone enough in the know to take a guess at what the DJ building would cost?

Plenty.

And the owners would most likely put it out to tender and go for the highest bidder.

It's fantasy stuff thinking of it.

On top of the purchases, would be the massive refurb then relocation costs.

Maybe so Fish, but you never know what the other parties' circumstances are. Remember we are heading into a long and deep downturn. Maybe the current owners are ready to listen to any offers. But what is certain is if you don't have a go, you will never know.

Just a thought... maybe Fitzy and his claims that he can't guarantee the survival of the team in five years time is a very political act in itself?

What I'm suggesting here is that maybe Fitzy was sick of the skill levels of many of the current Board, and calculated his statements to galvanise a team of well credentialled business people with some vitality to actually properly contest an LC election this time around, to help drive the club out of what is a very difficult position, and which he judged might be perhaps beyond the scope of skills the incumbents bring to the table over the next few years.

Not so much promoting a conspiracy theory, just a thought that came to mind last night. Fitzy's statements about the club's situation don't exactly serve to galvanise support behind the current Board, do they....?

Problem is you are assuming that this guys is that smart ..

Fitzy is smart for sure. He'll know his employment rights as well as anyone else too.

He won't leave the Eels before he is ready, or not without accepting a payout basically of his choosing to do so. That's why for all the rhetoric, this election in my opinion should be about installing the best Board candidates to guide Fitzy while he chooses to remain here, not about Fitzy's (contracted) tenure itself.

This is so pie in the sky it's almost laughable. I'm no property valuer, but I can tell you that even at a bargain basement price the DJ's site would cost you $20M. I'd say that it would be even more considering the potential of the site because of the considerable height limit that it would enjoy and the mixed zoning (commercial/retail with a residential tower above) I assume it has.

Remember that Westfield parted with 50% of it's shop up the road to the Singapore Government last year for nearly $800M. Yes it's apples and oranges but at the end of the day it's representative of high income yeilding commercial property values in Parramatta.

This dodgy property is for sale in 29 Cowper Street which is almost Harris Park. It's for sale at $1.65M and sits on only 481m2. That equates to around $3500/sqm. The DJ's site area would be 10 times that area.

If you ever got it through Council (parking issues would be a sh*t fight) then you would have to deal with the fit out, which I'm guessing would be anywhere from $5M minimum upwards.

To make all this even more impossible, you need to shift the old site. Maybe to a developer who can put some nice parkside units on it. Not easy in this economic climate.

Why would having the LC on the main drag suddenly make it profitable? There will still be pokie taxes and non-smoking laws wherever the hell you put the club.

And why would you move the club away from your home ground?? It is a silly idea.

If I was to visit the club, and I do occasionally, I am quite happy with where it is located. I could think of nothing worse than driving to the centre of the town to visit a club.

At the end of the day, the issue is to make the club itself more attractive.

Funding a move to the centre of Parramatta would be prohibitive, there is not a lot wrong with the current site, it does make it more difficlut to expand along the lines of the Bulldogs/Panthers etc, but I think the hierarchy should be looking at the utilisation of the club and the way to return it to better days.

Yes, I think if you give people a reason to go to the club, they will. It's still quite central and accesible. More accesible than other clubs in the area that appear to be doing quite a decent business, ie Wenty
