The Balmain Leagues Club redevelopment was dealt a potentially fatal blow on Wednesday when the NSW government's Planning and Infrastructure Department rejected the existing plan because of traffic concerns.

Those of you eager to blame the luddite residents for obstructing the development will be devastated to read that the pro-development NSW Liberal Govt has rejected the plan as well. It doesn't fit with your simplistic political narratives, I know, but unfortunately governments of all hues are bound to follow development criteria. Local residents have vocally objected to the scale of the building and its incompatibility with the local aesthetic, but the main issue for the Planning and Assessment Commission when it comes to determining the development application will be traffic concerns. The NSW Govt has identified two issues: traffic congestion and a lack of safe access on to Victoria Rd. The developers, meanwhile, are still trying to use dodgy traffic modelling to understate the impact on traffic flow. They're undoubtedly aware of the shortcomings in their modelling yet they still feigned indignation and surprise when the NSW Govt made its recommendation today. Throughout the whole ordeal, the developers have cynically tried to manipulate the emotion surrounding the Tigers' precarious position at the praecipe of financial ruin to push through the development.

The Mayor of Leichhardt, a dastardly Green, actually supports the redevelopment of the Tigers' site, albeit on a smaller scale. The developers, having already modified the plan once following its last rejection, will be unlikely to 'comprise' again I tend to think. Expect more emotional blackmail but the developers will struggle to find a planning body in Sydney that'll agree to the plan in its current form.

Simply put, the modifications made by Rozelle Village were too little. It was almost like they wanted this shit to drag on. They can make it considerably smaller & still make decent coin.

Does it really matter though?

Balmain leagues won't own or get any money from it & their new premises there would require them to pay rent for life.

The development means nothing anymore to balmain leagues.

From what I have read, the deal that Balmain agreed to seems ridiculous.

What were they thinking?

I couldn't agree more,some times you have to be careful for what you wish for,that deal just stinks,somebody more than likely feathered their nest at the exspense of the club.[-X

there's a lot of c**ks who were involved in this who all made massive f**k ups and Balmain Leagues copped all the dicking.

It cannot survive this, unless some rich bastard pays them out, and why would they do that when they know they won't get anything back?

I say walk away from it. Leave them with their failed development.
Another club can be set up under the wests tigers brand and leave the past the past.

to be honest, we aren't involved in it anymore. the only involvement is being allowed to rent a space for the leagues club to be based.

this development isn't the white knight like the Sharks one is. Balmain completely f**ked themselves on this one.

That's what I mean. Abandon the idea of the club ever being there again.
Cram the lease and concentrate on fivedock and fish markets or other locations.
I always thought the old APIA club on the water was a good spot for it.
It's a crawl away from LO and right next to the distributor.

Cook refuted reports that the Wests Tigers would relocate interstate as a result of the Balmain Leagues club dramas.

"An absolute furphy," he said. "It won't happen. Get a quote off the NRL on that but there is no way Wests Ashfield will allow for the Wests Tigers to relocate to anywhere outside of Sydney."

and what about the $8million debt ?

How do you propose a leagues club makes 8 million in 2 years when the site for said building will not be built within the next 2 years at rozelle village?

Its then gotta make several million per year just to keep up its end of the bargain in the merger, as well as extra money to cover its own costs etc.

all while paying high rent & receiving no income from the development at all?
