which makes you wonder what's the nrl's cut and what's the proprietors cut of the profit?
It’s like any other commercial property

quest run it as a business and keep all the profits and pay rent to the arlc ( bet 5 and 10 percent)

different to gambaro where they keep the hotel profits (said to be a ten percent return on 30 million purchase price)

Nothing wrong with asset buying as long as it is returning decent yields and the asset value increases. Leads to more overall revenue eventually.
If the NRl should be getting into the hotel business, thats a different thing all together.
yeah - the hotel business has nothing to do with the NRL except perhaps helping (or hindering) the Sharks. i.e. would the NRL schedule more games at Shark Park to help out the hotel - or get the Sharks to move so they can expand the hotel

Probably just need to look at the gambaros financials, ive always said they should be investing in stadiums, but i suppose they'll be plenty of away teams able to use this hotel, as the shire isn't too far from the airport... or even if no one uses it, it has potential to raise funds for other ventures for the arlc to focus on
It's location is not great for anyone that is visiting for reasons other than going to the footy game. There is an industrial area nearby so might get some business travel. Similar if there is some sort of conference centre in the development

Obvious conflict of interest in keeping the sharks alive and the ground upgraded

I expect an uproar from other clubs in Sydney

they should’ve bought a hotel in the cbd

If its part of a bigger strategy for NRl to co own and redevelop shark park then its no bad thing as a first step to NRL having investments in NRL stadiums. Not that I think Shark Park probably returns anything from an investment point of view.

Again personally they should own as much as they can regarding stadiums, not that i want them to own every single one, but ones like brookvale, penrith, the ones in the far away areas, to keep as the niche locations

Only issue with that is do they actually make any money for the game? Its a shame the NRL couldn't have got its hands on commbank or some other multi use stadium that actually makes money. Investments should rep some returns for the whole game

but with vlandys connections ground upgrades to shark park are guaranteed now

again when they sign the grand final away and shark park gets 100 mill how will other clubs react

Maybe they will, i feel like they go around and tell the clubs every year we are buying some investment, that will generate funds to put back into more investments for the future, eventually the game might end up self sufficient without the need for broadcast revenue, but that wont be for atleast over a few decades, well hopefully they keep buying up the monopoly board, i wouldn't be surprised if they buy something in Auckland next

It’ll only be a supplement to broadcast income

at best 10 percent income on 300 million on assets is 30 mill pa

Well tbf there is only probably going to be Manly, Dragons and Tigers in Sydney who wont have an upgraded ground by then, presuming penrith happens, and none of them carry much clout at NRLHQ.

Thats a fair ways off at a $20mill hotel every year!
Could be fast tracked a bit if we get a decent tv deal next time and if the players and clubs dont suck it all up

Correct, but as more and more assets get aquired, and more return investment,cant just look at the two hotels and expect thats it.. it looks like theres a clear strategy to do this annually

In 20 years how many asssets are they owning though?
Yep you can expect the value of the assets and income to grow with inflation or 3 percent pa

and they’ve only talked about 300 mill invested but sure they could invest more
