Like the big announcement a few weeks ago that the NRL was "partnering" with the UFC.

one side is decent (northern) the south and West are sub par.

Why? There’s basically no infrastructure for events in Northern Sydney. There’s nowhere to hold larger concerts or any type of event that requires a decent amount of seating.

An all-seater 20k+ Brookvale would be the only place that could potentially fit the bill.

Manly CEO Tony Mestrov is in talks with government to execute revolutionary plans for a precinct redevelopment at Brookvale Oval, which would include housing for essential service workers and a bigger crowd capacity.

Manly Sea Eagles have devised revolutionary plans for a precinct redevelopment and increased capacity for Brookvale Oval, which would include housing for essential service workers.

This masthead can reveal Manly chief executive Tony Mestrov has started dialogue with major Sydney developers about transforming Brookvale into a 25,000-seat boutique stadium.

The plan, still in its infancy, would involve the ground and adjoining land at Brookvale being redeveloped to ensure the club enjoys “income streams forever.”

Mestrov will continue working with government, Northern Beaches council and developers this week.

“I have gone to the Government and said we would provide housing for essential service workers, ambulance, fire fighters, police, people who may not be able to afford to live in the area,” Mestrov said.

“Northern Beaches Hospital is close by too with nurses in particular seeking local housing.

“It would be a matter of developers and Government coming together in the community to provide housing. It would be a great story for all.

“(Housing) can be unaffordable in the Manly area so to help us build what we want so there would be no bigger announcement than having those essential service workers here and providing other essential services in the precinct.

“There are a couple of ways to build revenue streams back to the organisation.

“And developers are interested in a redevelopment. At the end of the day, they would take a portion, as would we and there would be revenue streams into the future for both.

“There are various things you can develop around here where you can make money, various franchises.

“With the lack of funds in football stadia, we have to go down this path. We haven’t had one discussion where I’ve hit a dead-end. Discussions are going really well.”

Manly look at Allianz Stadium, CommBank Stadium and the impending Penrith Stadium with envy, the club desperately hoping for a new stadium that can house more than 18,000 fans.

“Redeveloping 4 Pines will provide us with income streams forever,” Mestrov said. “That’s what I’m looking for, to ensure that the club has that long-term, rather than relying on gates, sponsorship and commerciality.

“From our oval point of view, we are disadvantaged and we know it. We need to bridge that gap otherwise we will be forever chasing. Look at what’s happening at Penrith?”

“We’re not on the same playing field. We need to build a precinct and oval. Brookvale Oval will always be our home but we need to step into the future and the community along with Manly supporters deserve a better facility.”

Mestrov met with NSW Sports Minister Steve Kamper in Las Vegas to discuss the proposal, the pair to continue discussions in coming weeks.

Northern Beaches Council owns Brookvale Oval but sources claim the third-tier Government authority would be prepared to share some costs.

The Sea Eagles have decided to brainstorm revenue-raining ideas for a new ground, conceding the State Government won’t outlay funds on stadia.

“The oval is an absolute priority to me,” Mestrov said. “That is the future for this club. The major facet of my job is to absolutely pursue this.

“We have spoken to a number of large development companies and I have had a couple of positive chats with Steve Kamper and he is really interested.

“Maybe the developers could own the oval and charge us a fee? They could be partial landlords with us.”

Manly and the Roosters, both winners in Las Vegas, will play before a capacity crowd at 4 Pines Park on Sunday afternoon with the Sea Eagles expected to announce a sell out by Wednesday.

‘There’s only one Wayne’: Hasler’s big coaching call
“We’re back home in front of our own fans so we have plenty to play for,” Mestrov. “We are heading for a sell out and it should be (announced) by Wednesday, if not Tuesday.”

The club has established a new bar area – called The Garden Bar – behind the eastern hill which will include a big screen.

“That means if the hill is full, you can still be there in the ground,” Mestrov said.

council aren’t going to hand over the land for free either
That's why they are talking with the council, government and private developers, as mentioned in the article.

Obviously local council can't do it on their own and state government won't do it themselves, so this is manly problem solving.

Should have always been the plan instead of a $3 billion handout to afl. Qld taxpayers money should benefit the majority and that majority is rectangular.

Olympics 2032: Wayne Bennett joins push for Suncorp Stadium redevelopment amid NRL GF poaching plans
There is a heavyweight push to drive funding into Suncorp Stadium for a giant makeover that could steal NRL Grand Finals from Sydney, and be a centrepiece of the 2032 Olympics.

Wayne Bennett has joined the push for Suncorp Stadium to be given an Olympic makeover in a move which would see Queensland bid for more NRL grand finals.

Former Brisbane Lord Mayor Graham Quirk will next week deliver his stadium review for the 2032 Brisbane Olympics and rugby league is hoping Suncorp gets the nod as host of the opening and closing ceremonies.

This was the recommendation of former Olympic boss John Coates when he met with Quirk last month.

There is a theory in American sport that a major stadium needs redeveloping every 20 years to keep pace with rivals and modern trends and it is 23 years since Suncorp was given a $280 million refurbishment.

“The important thing about a Suncorp redevelopment is that the benefits of it not just help rugby league but many other sports and even areas beyond sport,’’ supercoach Bennett said.

“This could be a great opportunity. There’s soccer and rugby union to be considered and it’s a bigger venue for concerts.

“The concerts are a huge thing these days and the bigger the stadium the better chance you are of getting the really big acts.’’

Bennett noted Brisbane recently missed out on hosting a Taylor Swift concerts which went to Melbourne and Sydney.

“I can remember the ground when it was Lang Park in the 1960s. It has been redeveloped a couple of time and the time is coming when it is due again. This could be a great opportunity and if it helps with the Olympics I am all for it.”

QRL chairman Bruce Hatcher said the prospect of a redeveloped Suncorp Stadium would greatly enhance Brisbane’s chances of hosting what would be its second NRL grand final.

“Of course the increased capacity to 65000 (from around 52,000) will help with potential grand final bids,’’ Hatcher said.

“Sixty five thousand is a pretty good number without being stupid. It would be great for a lot of rectangular field sports such as rugby league, rugby union and soccer.

“Given Brisbane’s likely population growth over the next two decades we need to get ahead of the game and think about a Suncorp upgrade now.

“People have a lot of reasons to stay at home now and we have to make it attractive for people to go and watch sport. In America you can order your food as you enter the ground on your phone.’’

Suncorp hosted the NRL grand final in 2021 when Penrith beat South Sydney and senior rugby league officials have been open-minded about a return ever since.

Despite the fact that a full rebuild of the Gabba – the original suggestion as the Games ceremony host – now seems little chance of getting the nod cricket and the AFL are still hopeful of getting some form of Gabba renovation.

Qlnd govt should agree to do Suncorp if NRL guarantee Gf's there. Only chance of prising it away from Sydney imo.

It's good to see they aren't satisfied with mediocrity, lets hope it's not another false start.
The other plans they had for property development around the outside looked good, shame the council poo poo'd it. The semi-social housing idea might get it over line this time?
