Project team said they were quietly confident they can rebuild both stands completely within the budget. So according to the labor sports minister, a full stadium rebuild minus the ends is worth 300 million, with the ends its worth over 900 million.

That's how all modem stadia are built.

It's not like the steel was cast in situ at Commbank or the SFS for example.

The only difference I can see is in the construction of the footing and foundations.

And that's not exactly the major cost item anyway.
Not exactly- there’s a large variation in the amount of concrete poured on site. A mostly modular steel design would probably not require much aside from foundations

It actually has corporate facilities for 500 people, a 300 person viewing deck, over 200 toilets and 50 food & beverage outlets, but regardless, I wasn't stating it was an NRL ground, just that the modular grandstands can be built to be permanent.

No NRL club is going to be building a completely modular stadium anyway. Anyone who may consider that approach, firstly wouldn't be in a position to just knock down all the permanent structures they have in place, and secondly would only be considering this as an option of increasing capacity at the low

309 million for 2700 increased capacity. Someone will have fingers in the $$$ trough.
there will be a huge uplift in corporate facilities where they make the real dollars

No, it's a 3500 increase in the current capacity, which is a shite hole of a ground.
There will be 16000 new seats with much improved food and beverage facilities, toilet facilities and corporate areas.
Ingress and egress to the stadium will be improved as well, which is currently a shambles.
Do you not understand how far construction costs have risen in the past 5 years?
Penrith are seriously lucky to be getting this. You should he happy, not negative.

Truth be told what they’re doing is far more just a capacity increase. But if it helps they said it’s designed with the ability to be easily expanded in the future.

That hour long meeting we had last night was extensive. Even things like climate control was brought up. An expanded public space with greenery outside of the western stand to help cool down the ground in the warmer months but also keep the sunlight coming through in the coldest parts of winter. Also new parking and dedicated lot for the team buses.

The current ground has just 18% of the required disabled seating and the new one will bring it up to 100%. The project leader was up front and said the current ground is terrible in this respect.

In the future it seems that the next step will be to build a Southern stand, connecting the West and East stands, as the previous proposal was this. When this happens exactly I’m not sure but it will require land reworkings as the site is constricted.

Exactly. As someone else stated, modular does not mean scaffolding type stands.
3 sides of CommBank were modular built.
In fact, CommBank is the almost perfect example of a modular built stadium in Australia. Only the corporate western side was built in-situ. The south, east and north sides were constructed off site and assembled on-site. That is what modular means. It also substantially reduces the costs.
Many football stadiums in England have been re-built this way substantially cheaper.
Middlesborough, Leicester, Derby, Sunderland, Coventry, Millwall etc.....
There are many other examples over there that typify how decent stadiums can be built cheaply.

I've said for a while that the Raiders should explore building a cheap or modular stadium as a stop gap until the government gets around to building the new stadium in the next couple decades.

With the help of a developer and potentially the government and NRL, the Raiders could buy some decent land and build a 16-20k basic stadium as cheaply as possible, no thrills just the bare necessities. They could rent it out to the Brumbies and potential A-league side and continue to use Bruce for bigger matches where necessary. Once the new stadium is finally built they could simply dismantle it and develop the land.

It'd be a solid compromise if they could pull it off, which I admit isn't a given, but they'd never consider it. They are too entitled and lacking in ambition to seriously attempt to solve the issue for themselves.

I think the key in that plan is location - it would have to be in a better location than Bruce Stadium - or else crowds could fall as you're trading a remote aging stadium for a remote bare-bones temporary setup.

The location of their current training set up is fantastic. Maybe they put up some temp stands there. Only problem would be the impact on the neighbours.

A barebones temporary stadium in a bad location with shelter from the elements would still be more attractive to most than Bruce.

There's lots of potential options though if the Raiders were privately funding it. It'd really just be about finding a spot where the government would support it.

I'd target the western foreshore of lake Ginninderra in Belco or some of the dead space and Greenway oval in Tuggers personally. Both Belconnen and Tuggeranong are places that have the pre existing infrastructure you want and the space to support a stadium but are kind of out of sight out of mind and underutilised compared to the other town centres. No guarantee that the government would give the Raiders the ownership to either location though, and both have their own individual pros and cons.

If worst comes to worst they could look into building it over the Kippax fields next to Raiders Belconnen, which certainly wouldn't be an ideal location for a stadium, but this is intended as a stop gap solution after all. They'd need to build a large carpark there as well though.

That ship has sailed.

The fact that it's the location of the COE means they couldn't sell or develop the land to help recover some of their costs once they were done with the stadium. Besides, the government is quickly turning Civic into an inaccessible shithole anyway. Funny how that happens when you build over all the parking and teardown the public transport network in the vast majority of the city.

There was another segment on Nine news yesterday with Darcy Byrne, Wayne Pearce and Mike Whitney, not saying much apart from it should be saved and $50 million would see it around for a long time to come.
