By definition, anything served between 10pm and 4am is not going to be quality... but in a thriving (future?) metorpolis like Parra, the demand would be there.

As if Neil Perry and Jamie Oliver personally will ever give a rats about anything other than lining their pockets. If something's not making enough $$$ for them, they simply shut it and move on.

I'd say it is exactly like Detroit, except for the fact that Parramatta's rise hasn't coincided with the automobile industry which then moved elsewhere, they haven't lost jobs to outer suburbs, there hasn't been a massive freeway constructed through the middle of the city and they haven't had major riots and simmering racial tensions between African Americans and white people.
Yet....

Through in a few 50+ story towers right next to each other, and see how things pan out.

In 20 years it'll be like the social and economic decay surrounding the old Dundas towers (or Redfern towers) all over again, imo.

It seems Mr Duff is getting in early too and selling before the values drop.

Oh, that's right - they're doing ok and not letting their business turn to shit like City Extra did.

If anything, it sounds like Parramatta was more of a slum when City Extra opened than what it is now..........

PROSTITUTES, politicians, nightclub and brothel owners, rugby players and colourful local identities — you could find them all at Church Street’s 24-hour City Extra any time of the day and night.

Thank goodness those grubs have left to allow Parramatta to become the thriving metropolis it has always had the potential to be.

I know you have a habit of missing the point Suit... it was comparing sudden overcrowding in some comapct geographical areas. Do you have an example of where that's worked well, h.c. or loluxury?

Yep, all those grubs have definitely left Parramatta, in this time of inflated property development when there's massive money being/to be made... no way Parra will be a slum anymore with 50+ storey residential, lol.

How does it suddenly go from 'successful' to 'ghetto'? Up until now I thought your ghetto theory was that will be a ghetto because no-one will frequent it at all. Are you changing your tune now?

You said that I was comparing h.c. units with luxury units, whereas I was comparing sudden population crowding. I note that you didn't answer the question I put to you, and also note your lack of examples to show where planning approvals/developments of this scale have worked well.

And trolling... why would I bother, when you jump at shadows even when I'm not trolling?

Exactly Gary, the definition of ghetto is very important, particularly for settling our frozen coke bet in 2025!

I was always thinking the 50+ storey residential towers that some people welcome with open arms will turn eventually turn Parra into an overpopulated ghetto (like Wolli Creek, Waterloo, Homebush West etc). I'm not sure what tune I've changed there? Overpopulated areas with little infrastructure or (meaningful) public space develop massive social problems, nothing for the teenagers to do but vandalise everything... and then along comes the economic cycle of businesses selling up (see below), empty apartments and shopfronts - and shazam there's your Detroit-style ghetto.

And all because some property developer pricks with government officials in their pockets got greedy... and a load of suckers fell for the pretty skyscrapers spin.

But as for the astute businesspeople buying in and selling up at the right time... isn't that how free market boom and bust cycles always works? The act of selling up (through fear of a future crash in value) exacerbates/accelerates that crash - winners are grinners, losers pick up the pieces. With developers in charge of the whole show, there'll be plenty more disasters in the making liek Parramatta to follow. IMO.

I have it on good authority that frozen cokes will cost somewhere around $20,000 in 2025 - price of sugar, global warming, etc etc .... big risk gary

It ultimately comes down to how these developments get assessed and what social infrastructure accompanies them. This is where planning authorities have failed in the past but I have also seen very good examples of urban renewal where they have properly considered these issues.

That aside though, it is a fact that we are growing as a country and we cant keep clearing and developing new land. We will have to build upwards in parts of our capital cities. Granted, you might not think we need a series of 50+ storey buildings, but what's the alternative? Twice as many 25+ story buildings? 4 times as many 12.5+ story buildings? If the demand for new housing needs to be filled then that will ultimately drive how populated the area becomes. How is the potential for a ghetto more or less based on building size?

I guess the Detroit comparison is such an extreme one because it is hard to picture something of a similar scale happening in Parramatta. That's not to suggest that Parramatta won't be without its issues though if the social infrastructure fails to match the rate of development. However, something would need to go seriously, seriously wrong before I would describe the area as a ghetto. Maybe we have different ghetto thresholds?!?

I can easily see myself weaselling my way out of getting you a frozen coke....
