Hang on. At what point does it become a ghetto?
There will be a shitload of people eating at the restaurants, Oliver and pony tail man will make heaps of money then they'll get out before it becomes a ghetto (having recovered all of their initial outlay and made a profit?). Wow, they must have a good "Ghetto Clock" to be able to predict all of this...
How does it suddenly go from 'successful' to 'ghetto'? Up until now I thought your ghetto theory was that will be a ghetto because no-one will frequent it at all. Are you changing your tune now?
Exactly Gary, the definition of ghetto is very important, particularly for settling our frozen coke bet in 2025!
I was always thinking the 50+ storey residential towers that some people welcome with open arms will turn eventually turn Parra into an overpopulated ghetto (like Wolli Creek, Waterloo, Homebush West etc). I'm not sure what tune I've changed there? Overpopulated areas with little infrastructure or (meaningful) public space develop massive social problems, nothing for the teenagers to do but vandalise everything... and then along comes the economic cycle of businesses selling up (see below), empty apartments and shopfronts - and shazam there's your Detroit-style ghetto.
And all because some property developer pricks with government officials in their pockets got greedy... and a load of suckers fell for the pretty skyscrapers spin.
But as for the astute businesspeople buying in and selling up at the right time... isn't that how free market boom and bust cycles always works? The act of selling up (through fear of a future crash in value) exacerbates/accelerates that crash - winners are grinners, losers pick up the pieces. With developers in charge of the whole show, there'll be plenty more disasters in the making liek Parramatta to follow. IMO.
