I don’t think a new or heavily expanded Western stand is really up for debate at all. NIB Park as it is would be fine as an interim venue for a new club, but clearly an upgrade taking it to 22-25k with more corporate facilities would be needed for a permanent NRL side.
WA found $32 million to upgrade the lights and player facilities for a one-off tournament when they only hosted matches in the group stage. I don’t see how a permanent tenant wouldn’t warrant a more significant expansion.

Even then location isn’t idealI’d be very surprised if a Perth team is admitted without the guarantee of upgrades to HBF. A new west stand would be minimum, personally I’d like to see the NRL really push for a full upgrade with new West & North stands & a roof for the South stand, corners filled too preferably to make it at a guess around 27-30k.

I think it's needed more for the corporates. Doesnt optus have excellent public transportNever been there, what’s bad about it?
It looks like it’s in the CBD and 10 minute walk from a decent train station. Optus location actually looks a bit a bit more inconvenient “on paper” but I’ll defer that to any locals. HBF looks a bit suburbia but the heart of the city is a 20 minute walk or 1-2 train stops away, doesn’t sound much different to Suncorp.

You could be rightIts train station is slightly closer but only serviced by one line instead of 3 for HBF. It doesn’t look like much else around it besides the casino. Again I’m just looking at Google Maps though.
Optus has great transport with the station and plenty of buses coming and going. There's a huge pub right next door and then the casino aswell. HBF Park is not far from Northbridge though - i went to a Glory game there many a year ago...
