it is great for Rugby League to have all great grounds but again. I ask who has $1bn to drop on a ground?
Going to take at least two to three years to get it rezoned and council approval for the enabling development

they will sell of or participate in the development for profits. 1180 units plus hotel and commercial estimated profit 500 million

nrl would obviously want to invest too

and it won’t be 1 billion allianz has a lot of crap in it for members like gyms pools underground car parks

The council is actually pushing for this. They've seen what the stadium at Parramatta has done for that area.

dogs took it to nsw planning after the council were delaying it

council supports redevelopment but it’s currently zoned seven stories and dogs want up to 25 stories

plus council doesn’t want out of town commercial they want it focused in the cbd

I'm not talking about dogs, I'm talking about the Tigers. If memory serves they have the mayor on board.

They’re saying they can’t build a stadium of 30k for less than $600mill in penrith, you think a 45k stadium with a retractable roof isn’t costing $800-1bill? Lol

unless state govt is willing to chuck in a shed load of money, which I doubt they are, sounds very wishful thinking. why do dogs need a 45k stadium anyway?

Maybe it could be used for something else? As DocB said, this is a state government pushed growth area.

If they didn’t want a stadium they would put more units on there and sell it off for an even bigger profit

the fact a stadium is part of the concept means that’s what they want

if got say 2k units all up they could flog that land for 150 million and walk away cashed up

They are going to want to invest into something that makes money. They could upgrade Belmore for 1/3 of the price of any new complete Stadium. Especially one to be bigger than Allianz

Nrl already approached the dogs and tigers about investing in a shared stadium in Liverpool

this could be jointly owned between the nrl and dogs

Tigers is no chance dogs aren’t going to sell to them
They'd both improve their chances by going into a partnership for it, as well as the NRL too. Australia is a poorly diversified country and everything is financially incentivised to either digging up rocks or investing in property. I can't see the NRL opening a coal mine so property should be the goal.

Dogs own the land and are already with nsw planning with their own proposal

tigers have come up with the genius idea for council to buy the land off the dogs for a shared stadium

why would the dogs do that
Which was scrapped because it isn't viable
you don’t know that

maybe wait till they get planning approval before making a conclusion lol.

the likelihood is it gets scaled back to 30k or 45k doesn’t have a roof

sorting out finance for a privately owned stadium is possible though

Whoever is based at Liverpool will get the majorityof the South West growth.

It will be interesting how this develops but ypu will see a natural barrier created by the new Airport that will define the southern reach of Penrith

While the M7 has created a barrier between Penrith and Parra

The way I see it, the Panthers are going to be one of the biggest clubs in Sydney by 2040. That area north of the airport and west of the M7 will have 1 to 1.5 million people in it. And they're the only club in that area.
