All of which I'm sure could be upgraded at far less of a cost.

I don't knock down the whole house because I need a new sink and toilet.

Let’s take toilets

This was an issue at the SFS too, but putting in adequate facilities is major work. If the initial layout didn’t provide room for the required facilities, where do you put them? You’re talking major remodeling work. You have reinforced concrete that will need to be demolished, often times this is load bearing.

Similarly the corporate boxes at the SFS. These were located in the wrong spot, almost an afterthought. To relocate them running up and down the field would be a huge undertaking. These are not simple modifications.

Perhaps you don’t understand the difference between structural work & simple modifications? Your last sentence would indicate that.

I think the point that’s being driven at is that that if a stadium is engineered properly, you don’t need to tear it down after 25 years for ‘safety’. Otherwise you’d also be tearing down every other building on earth that handles a large volume of people every twenty years.

And that Perth Red is an idiot who doesn’t understand anything about the economics of sport.

No one disputes the idea these stadiums weren’t designed properly in the first place. That’s one of the key reasons they’re being redone.

What we need to make sure of is we don’t make the same mistakes again.

25-30 years is absolutely unacceptable for the life of a stadium, let’s hope we get it right this time.

Even when the place was half full, the facilities couldn't provide even half decent standards required by patrons in the modern age.
It may have been fantastic in 1986 when it was built. It was a f**king dump by the time it was demolished, and it no where met the demands of modern sporting clubs who derive a large percentage of their revenue from the corporate sector.
I'll bet you just love grassy hills.

One of the things being missed by quicksilver here is that these stadiums were designed before professional sport. Before women attended in large numbers, before women’s professional sport was even thought of.

Additional toilets could have easily been added to the concourse section of SFS by extending outwards particular on the eastern, northern and southern sides. It would have cost similar on a per sqm basis to a toilet block at a local footy field. But whatever.

So Wests Tigers playing three games @ WSS - any other clubs beside Parra also playing there at this stage?

I can't imagine the Government will want this carrying on for too long. They'll surely come back with an offer Parra will accept.

I see today A-League have narrowed their expansion options down to 6.

Best case scenario for Rugby League?

It seems Woolongong & Ipswich were ruled out, and it appears the other Brisbane team was already gone, not the best news. Of those remaining:
  • Canberra - Could only help Raiders get a new stadium across the line.
  • Southern Expansion (Sydney/Woolongong) - If they build their new stadium it may give Dragons & Sharks a closer option for a home final if rent prices aren't extortionate. If they play in Woolongong in may help WIN get a bit of a touch up.
  • Macarthur South West Sydney (Campbelltown) - Gives Campbelltown Stadium another tenant, probably won't help or hinder the Tigers much really.
  • Team 11 (Dandenong) - Might give Storm a stadium to play a trial at, very little help.
  • Western Melbourne (Geelong) - Same as above.
  • South Melbourne - No help.
Not overly confident that any will be a success but if they can do their part in getting upgrades across the line then it'd be good for NRL, they won't rip a new stadium down if the A-League team folds.

Extending outward? The SFS surrounds are already some of the tightest there are.

There’s like 5m of space between the northern end and the road.

Extending further outward would’ve made egress even more difficult than it already is.

Clever attempt at abridging the tear-down timeline.

Pirtek was last used in 2016 after opening in 1986. That's 30 years. Allianz, 2018 after 1988 opening. 30 years.

Clever little shortcuts in arguments to make it sound worse than it is like that should be above you if you want to genuinely debate this.

As for your assertion itself, without being able to predict the future I'm not sure we can pre-determine the shelf-life of stadia etc. What I do know is that everything requires renewal after some time, and I'm happy with the conclusion Allianz and Pirtek need/ed replacing.

WT = four games.

At this stage they and Parramatta (presumably once the deal is sorted) are the only tenants, all other clubs are locked into existing venues. Penrith will likely use it should they host a home final.

Extending outwards on the northern and eastern sides?

Do you even geography? What do you propose, portaloos on Moore Park Road? LOL

Souths/Dogs can easily shift games if they want, same management for ANZ as for WSS.

In fact from what I’ve heard they’re encouraging clubs to at least take their smaller games to WSS.

Both clubs are already selling memberships on the basis of 9 home matches at ANZ. Given both clubs already have arrangements with Belmore (CBY) and Cairns/Gosford (SOU), plus each likely being a Magic Weekend host, I can't see either club playing there in 2019. Certainly scope for future years, particularly Canterbury.

Yeah 2019 would be difficult, but just saying I don’t think it’ll be a problem when/if they want to.

Souths are talking about using it for when ANZ is refurbished.

Hopeful once fans get a taste of the stadium the clubs will respond.

what qualifications do you have that have make you an expert in stadium construction?
