Exactly our point RD. And thats why its getting real boring to hear R2Coupe drone on and on and on about the flooding issue and his DGRs. Yes the developer has had to make a few concessions for water inundation and mitigation plans. Yes this is standard procedure. Yes these issues have been addressed.


So you are confirming the developer has made concessions (yielded or unwillingly admitted - Macquaire Dictionary, English (North America)), by including flood mitigation measures to address water inundation (flood deluge, a flood of water - Macquarie Dictionary, English (North America)) issues identified in DGR No 11.


If it is not a floodplain, it must be an act of god! That Capsis again!

Hahaha resort thingy.

I like the selling point. "you have a walkway to the water". Yeah great - have a nice resort stay down the shire and wallow in the mangroves. FMD.

Oh and coupes..... I suppose the "resort thingy" will be immune to floods....

Sharks' Water Park - You get the real deal here. No artificial stuff. Act of god inspired inundations!

Very important to note that the debt is held by the Leagues Club and not the Football Club.

If the development is passed through the 3A process, the developers will forward a sum of approx. $10 million to the Sharks, which will immediately ease the debt burden and allow them to service the much smaller debt levels until they're all cleared.

If the development doesn't pass through the 3A process, then any of those things mentioned could happen to the Leagues Club, which owns the land. The Football Club, which currently runs at profit (albeit only as a result of a shoestring budget) won't kick it in. But one could imagine that the future would be grim because we'd very probably lose our home ground to the bank.

A whiff of development, instant balance sheet action.

Can we just make 1 massive resort thing with 700 untis and rent them out to people?

People can only stay in them on a week to week basis, @ $400 a week.

We take 10% of the weekly rent on every unit.

$28000 a week x 52 weeks = 1.456 mil p.a

Capsis resort thingy may work if it flodds.

Yes. They have also made concessions for earthquake, lightning strikes, tornado strength winds, and (hopefully) attacks by Godzilla. The land is on the bay-front. Any development in this area has to have flood mitigation plans because of the difference it may make to drainage and the water table. That doesnt mean that the area is a flood-plain. This is the last word I will say about flooding. THE AREA IS NOT A FLOOD PLAIN.

We can also confirm that R2Coupe isnt George Capsis. At least r2c can spell and for a sentence. This is an excerpt from a letter the Deputy Mayor sent me.

"Dear Newman why is it that people insist on filling any open space with boaring ugly buildings? The Sharks proposal is nothing more than a greedy grab by a few which will deystroy the Sharks. Thanks for yhour email and please dio not vote for me should I stand at another council election becaused it is your right. George"

As taken from an Office of Environment and Heritage letter to the Planning Dept. dated 26 August 2011. Copy of the letter is on Planning Dept website.

The is the defintive advice from the foremost NSW Authority -

As detailed, in the then Department of Environment, Climate Change and Water's letter dated 25 March 2011, OEH is concerned that the proposal may be impacted by flooding and may adversely impact on flooding in adjacent properties.

Suitable arrangements for floodwater and overland flow need to be considered from the earliest stages of the design process, particularly when the site is identified as being on a floodplain. Otherwise adverse effects on flood behaviour might prove difficult to rectify.

Whislt the Environmental Assessment's Draft Statement of Commitments identifies the need for a detailed flood assessment in future applications for the development, the flood assessments should be undertaken at the initial conceptual stage. On this basis, it is not possible for OEH to state that the presented Enviornmental Assessment adequately addresses the Director General's Environmantel Assessment Requirements and OEH would need to repeat these concerns already rasied if the proposal is on public exhibition at this time.

For Newman, Ausguy, Carcharies, JC Loser and others who ridiculed my concern about the site being a floodplain and the merits of the proposal, the site is a floodplain and it is a fact.
