Probably not, but, was the study conducted only from the residential standpoint or are they factoring in traffic to the retail and traffic to the new Wanda development.

Wanda might be a problem for the proposal actually. That Wanda development caters for 425 houses doesn't it? Won't that let the anti's say the 700 units aren't needed for the area when there are 425 houses already approved for construction?

Just thinking in text.

No idea Aus. Just struck me as I was replying to catch that it doesn't seem to of been mentioned in dispatches.

I would think that in considering the Cronulla Sharks proposal that a positive can be made of it and included in submissions. That being, those 425 dwellings and the dwellers within them need a place to shop, need a doctor, need entertainment, need a unit to put their mistress in, might need a job etc etc.

Cronulla has an unemployment rate of 3.1%. Thats 0.2% above the Shire average. In people terms it equates to 289 people. There's another 5,000+ people not in the labour force in Cronulla. Whether they be retired or not admitting to being unemployed I wouldn't know. The development in a way is self sufficient in that it supplies both jobs and accommodation. The Wanda development just crowds the area.

Dont disagree with any of that.... and the jobs also arent always directly related to the shops and services that are part of the development...

some examples...

- cleaning contractors for shops and services - wont necessarily be located at the shops
- garbage removal service
- signs, advertising and distribution of brochures for the shops and services
- addition of delivery drivers and couriers to the shops and services
- maintenance providers

the list goes on...

What many of the detractors of this proposal fails to see is that the Sharks are ostensibly creating a new village / locality / micro-suburb in the process.

That being the case, it will generate its own economy, employment and growth.

It is amusing when governments at all levels start talking about lack of infrastructure to support developments such as this.

Infrastructure is basic physical and organisational structures needed for the operation of a society or enterprise, or the services and facilities necessary for an economy to function.

The term typically refers to the technical structures that support a society, such as roads, water supply, sewers, electrical grids, telecommunications etc.,

Prior to the mass sell-out of public utilities in an attempt to achieve a budget surplus, the provision of infrastructure was the responsibility of government - in Australia, all three tiers of government.

When you read the comments made by Sutherland Shire Councillors, you'd have to assume that the they have no clue about what their civic responsibility and obligation actually is.

It may well be worth reading Speakman's inaugural speech to parliament as well. Seems this bloke is a Sharks fan.

On the flip side he could be anti traffic congestion.

It is now my honour and privilege to represent the people of Cronulla. Cronulla is where I grew up, where I spent most of my adult life and where I have returned to live. I have been in the Cronulla electorate for many milestones in its history—and sadly we are still waiting for others. Firstly, I was there in 1965 when I went across the Captain Cook Bridge the day it opened. But 46 years later, we are still waiting for the rest of the F6! Secondly, I was there in 1970, when I saw the Queen drive down the Kingsway in Caringbah after the 200th anniversary re-enactment of Captain Cook's landing at Kurnell. But 41 years later, we are still waiting for Kurnell, the birthplace of modern Australia and the meeting place of two cultures, to be given the respect and funding that it deserves. And, thirdly, while I have watched other grand finals on TV, in 1978 I saw the Cronulla Sharks play in the rugby league grand final replay at the Sydney Cricket Ground. But alas, 33 years later, we are still waiting for a Sharks grand final win!

As to the first of those milestones, traffic congestion for Cronulla commuters is worse than ever and I will fight for the F6 extension. As to the second, I will fight for proper funding for Kurnell as in 2020 it approaches the 250th anniversary of the meeting of two cultures. But, following on from the third milestone, unlike some members of the national Parliament who left open the remotest possibility of playing full forward for the Bulldogs or captaining the Broncos, I can categorically rule out ever playing for the Sharks.

Cronulla Sharks plan: cars set to hit 1249 in peak hour

THE developer of the Cronulla Sharks project shaved up to two storeys off the height of four apartment blocks while raising the height of two others by a similar amount.

A day surgery/medical centre has been added to the retail and leisure centre plan, while a foreshore park playground would be designed so as to include children with disabilities.

The changes are included in an environmental assessment prepared for developer Bluestone Property Solutions by a private planning consultancy.

Bluestone said the modifications resulted from community consultation.

A traffic study included in the report found the project would generate 1249 two-way vehicle movements an hour during the Friday afternoon peak period and 1060 vehicle movements during the Saturday afternoon peak period.

It proposed three new sets of traffic signals on Captain Cook Drive to manage the flow.

In-principle agreement had been reached with the Transport Department for a bus route to service the location, the study said.

The report concluded the overall plan raised no adverse environmental impacts that could not be effectively managed via the commitments made by the developer and the leagues club.

‘‘Given the justification for the proposal, its fulfilment of strategic objectives and the clear community benefit, we have no hesitation in recommending the concept plan for approval,’’ the report said.

The report said redevelopment would create ‘‘a vibrant new centre that meets the needs of the leagues club and the surrounding community’’.


It would be built in three stages, starting with a new retail, medical and leisure centre on the eastern car park site and redevelopment of the club.

The report, with appendixes, runs to many hundreds of pages. Sutherland Shire Council has yet to comment and Cronulla MP Mark Speakman said he wanted to go through it thoroughly before making a statement. The public has until December 5 to make submissions before the proposal is determined by the state government’s Planning Assessment Commission.

Bluestone managing director Ben Fairfax said consultation with the community and government had led to changes in the master plan. The proposed day surgery/medical centre was raised early by council officers while the design of the slip lanes and public transport locations had resulted from consultation.

Mr Fairfax said the traffic number increases met council and state government body guidelines.

The second stage is the residential estate while the final stage would extend and improve Toyota Stadium.

Of the eight apartment blocks, one would be 16 storeys and one 15 storeys, while the other six would range from eight to 11 storeys.

Included would be two-storey podiums for above-car parking.

Bluestone managing director Ben Fairfax said previous heights reported by the Leader did not include the two-storey podiums. Under the original plan, the tallest building would have been 18 storeys.

Mr Fairfax said the height of three buildings had been reduced by two storeys while one level was taken off another building.

Two other blocks had increased in height by one and two storeys.

‘‘As a result of good urban design from our architects we have improved the solar access and reduced the size of the building footprint to a couple of the buildings, therefore increasing the public and private landscape areas,’’ he said.

Mr Fairfax said 700 apartments would still be possible by reducing the projected number of three-bedroom units and increasing the number of one and two bedroom units.

A geotechnical study found the site sat on up to 4.5 metres of landfill from a former council rubbish dump.

Sandstone bedrock was at depths ranging from 7.7 to 20.6 metres.

Deep piled footings to the sandstone bedrock would be required and ‘‘construction appears feasible subject to further geotechnical investigation and assessment at the detailed design stage’’.

Just outside of thread for a mo....

Did you all see the pic of the aerial sign writing friends of Clint Eastwood had done for his recent birthday.

They engaged the services of the flying signwriter to do..

Happy Birthday CLINT....

But the "L" and the "I" appeared merged as the letter "U" in the skies above Beverley Hills.

So instead of the good intentions of wishing Clint all the best they actually wished 90% of the Red V army a happy birthday, even though it wasn't their birthdays.

Oh well................

Just a reminder: tomorrow night (7pm) at the Leagues Club we're having an info night. While I think that most of the info we talk about won't be anything to new to the informed folk here, you're more than welcome to come along.

The developers will also be there to answer questions and explain a bit about how the development will be progressing.

If you plan on coming, please let me know in advance so we can print stuff off for you.

Ended up being a really positive meeting. Probably about 85 people in attendance, and I reckon most of the people there walked out of the meeting with a much clearer idea about who to contact and what to say in order to help get the development over the line.

Some interesting talk about staging a rally to support the development, too.

For those interested, the Sharks Development antagonists have set up their own website at: http://www.stopthesharksdevelopment.com.au/

It makes for interesting (if not facile and ill-informed) reading.

In their site they identify the key points of protest that they have.

A strong, logical and reasoned counter-argument should be developed to each of their points.

Their argument is weak but a weak argument with the force of numbers can give the illusion of being strong.

Get writing.

nor do they have the balls to have an online comments page.

I have been reading the comments on the leader website and it is about 20 to 1 in favour of the project.
