I doubt he is all that cashed up BTW. IIRC he has a modest home in Forestville. His Missus worked until very recently in child care.

How has Tony boasted about his achievements to make him smug BTW ? I don't really see him as smug TBH ?

A modest home doesn't mean he isn't cashed up. There are far better investments than the family home.

However a far more profitable venture would be to purchase worthless rural land and have it re-zoned for mining.

Why sell it at all?

Down size and use the rest of the money to travel and buy shit like a Hummer. On a serious note my intention is to live in something smaller and buy something in Montenegro or Italy and live in Europe for 3 months of the year during my retirement.

But if your best house was an investment property to begin with then you wouldn't need to downsize it. It shouldn't stop you downsizing your principle abode when the kids move out. Plus an investment property generates an income which reduces the cost to hold, meaning you can buy a better one in the first place.
