For Christ sakes, I’m in Queensland. We had Commonwealth Games six years ago. A lot of sporting things were built in that time. I know you’re a natural born cynic but that’s more reflection of yourself not on others.

Don’t ask questions if all you’re gonna do is bag the answers because it doesn’t suit whatever preconceived notion you have in that little brain of yours. There’s people on this forum from all walks of life.

Yea i understand construction and all costs involved with it. Its my job.

Yes.

The game clearly is much more financially sound now, however.

It's also a worry that so few good candidates are out there.

Maybe running sporting organisations in Australia just isn't worth the risk.

Ensuring that their Stadium has corporate facilities and a CoE in the process

Ensures that the side is atleast on par with existing teams in the comp. Will ensure the side is given the best chance to succeed
Asking Govt to commit funding to stadium upgrades is one thing, and something that benefits the whole community (not just RL) so makes sense.

The media isn't reporting that though, they are saying the want funds to operate the team.

So tell me Greenberg what industry are you in? What do you know that has any relevance to anything that might be of some use to something? I’m sure there’s many of us on here that are keen to find out.

I'm not picking any sides here, but $300M is 2/3rds of f**k all in the hyper inflated infrastructure climate of 2024.

I would expect that figure to balloon out to twice that once the works are done.

I don't brag incessantly like you sport. How you have sources at the bears, and now you're an owner of a tier 2 company.

But just as you askedI am a Doctor, a lawyer, a sporting superstar, an engineer, a Hollywood icon, a priest, a llama jockey, a commerce and military pilot, the heir to the kingdom of Denmark, an FBI and Mossad agent and the leading authority on whale mating habits in the southern hemisphere. I also have a paper run.

Our small population limits that but no we haven't generally done expansion well here.

A League especially has been poor in this regard but all sports have had the issue

The media are always out of touch here.

Look at the Allianz re-build in NSW.

That according to media was only for NRL, Yet is used more by other events

How is it bragging if you ask a question and someone answers you? You only see it as bragging because you don’t appreciate the answer. That’s on you mate. That’s your issue.

Yeah you essentially questioned my knowledge of Construction and I replied Greenberg, it’s my bloody job yes I understand construction . I understand costs I understand methodologies. That’s not bragging. That’s me answering your stupid question which you try to pass on in jest.

WA Consortium has no assets or infrastructure and would be reliant on WA Government regardless.

Why would the middle man be required if the outcome is the same without them? The $30m that was alleged raised for the bid was prospective investment anyways - not like it was already sitting in a bank account ready to be rolled out. What if one of those investors takes a hit between now and 2027 then can’t commit to their share of that $30m?

Then the NRL and WA Gov would be chipping in anyways. Why not take that uncertainty and unnecessary risk away and just do it themselves

PNG is similar in the fact that the $60m license fee is a diversion from the $600m government commitment. It’s not an extra amount on top of.
I am not trying to be argumentative but do you think the $120m is a redirection of the WA government commitment or does it include the $30m that was raised by the private investors (ie only $90m is a redirection and an extra $30m is being chipped in by the govt)? If the govt is chiping in an extra $30m then I get your point about cutting out the middle man and funding it yourself. But if it excludes the investors money and is simply rejigging what the government was initially committing, then you are costing yourself $30m that investors would have put in (less as you said any shortfall in the event an investor pulled out).

Also, if it is an extra $30m the govt is putting in, why does the govt not just pay the $20m licence and save $10m?

No idea but Peter Fitzsimmons in particular was flying that narrative for Allianz. It was dumb but we are seeing it with Penrith now

As far as this one. HBF park has 3 tennants ( with NRL )
Hosts concerts and I am sure other things.

Will no doubt have employment flow on for locals during and post renovations

How it was laid out to me.

The $300m already assigned to the Stadium was too much. That will come in cheaper based on Penrith's costs. Roughly $230m

The remaining $70m and another $50m ( which the NRL is matching ) for things like a CoE and housing for interstate players. Gives the $120m

The private money is seperate. Looking at the Souths model where the members own a slab of the team and sold other parts

Ah I'm glad you brought the NFL up, because I was going to use them as an example. Imagine the NFL going to the Maryland govt and saying "we couldn't find anyone to buy the Commanders, pretty please can you fund them". It'd be the most embarrassing moment in US sporting history.

That's not really what happened here.
It'd be more like "Why did I get low-balled by a bunch of investors led by a pawn broker when the governor of Maryland has been bugging me more than anyone about this?"
