new deal kicks in 2028. Excpect they’ll start negotiations end of ‘25 early ‘26

and yes the sale of a ninth game slot should be a major uplifter in tv rights value
Earlier if its perth, need to lock in funds and start recruiting for '28

ideally there’d be a three year lead in but it’s unlikely given tv contract timing and nrls reticence to announce expansion unless tv have agreed to it.

if nrl had confidence in itself they’d announce perth early ‘25 and go to open market for ‘28 with a nine game package.

Good chance it’s announced this year
Next year at the latest

talks are happening now with broadcasters as to what value Perth brings in and potentially also with sky nz as to what value Wellington brings in

I’ve been advised to hold off selling my house as perth is about to hit a migration boom over next few years.

Over the next decade, Western Australia's population is projected to increase from around 2.8 million now to 3.2 million by 2032–33.
The vast majority of the state's population lives in Perth, and that trend isn't expected to change, with the city expected to reach 2.6 million by 2032–33.

wellington population increasing by 4k a year, perth 46k a year.

Not enough fish though

Supposedly. Although, despite protestations to the contrary, nobody knows where the next side is going to come from. They should go to the biggest area in Australia and New Zealand without a side and it is the most likely considering the press it is getting but again anything could happen

The way things are at the moment, the NRL has options in Perth and Brisbane beating down the door for a spot in the league. The AFL has Tassie beating down the door. I know which position I'd rather be in. The AFL have done their dash with Lions, Suns, Swans and GWS in their non-heartlands and it really hasn't made a difference. All they are left with is Tassie & maybe Canberra. As the NRL now looks to spread out nationally, they will pick up more and more sponsorships and probably broadcast deals. The AFL have peaked, we are only just getting started.
Good point there - the AFL doesn't have many places of big value left to go.

They've teased Tasmania so long, they'd get a lot of crap flung at them if it isn't team 19

Then they have the choice of another smallish market (Northern Territory? Newcastle? North Queensland?!?) OR Canberra (sorry Giants, you lose a secondary market) OR putting a 3rd team in Perth or Adelaide or Sydney (in that order of likelihood) and the risk of cannibalizing the existing clubs fans there.
