i emailed instead of writing an offical letter...i hope this adds just as much value

also, being from outside of the shire i am guessing that they will look at what the residents say more closely than what outsiders think

all shire residents on here should be sending something off asap if not done already

My letter:

To the Department of Planning,

I am writing this letter to show my support for the proposed development of
land in the Cronulla area.I believe that the development will do nothing but great things for the
community for the following reasons:• The development is self contained. It will therefore not impact on the existing
community facilities in the Cronulla area. In fact this development will ensure the
survival of the Sharks Club and associated sports clubs. They include;
Baseball
Basketball
Billiards/Snooker
Bowls-Indoor
Bowls-Outdoor
and many more.

• These networks are already established and functional. They benefit the broader
community. They provide highly valued community facilities to individuals and
families. Who do the opponents of the proposal think will co-ordinate or replace these
activities if the club fails financially and ceases to exist? It seems they do not care.
- Are those who oppose this development concerned at all with what happens to
established community based facilities in their own area, or do they simply have the
…standard “No Development” bias to anyone who wants to develop land, no matter
what other positive contributions it may make and retain.

• The development provides its own residential, leisure and retail support facilities.

• It is physically isolated from the existing residential development in the area, so
it will have no effect on existing residents in terms of, privacy, overshadowing,
congestion, building height and scale. These are the traditional backbone arguments
of those individuals and groups who gather together to oppose any sort development,
just because they cannot accept change, whatever the form, whatever the benefits.
These arguments however are not sustainable in relation to this proposal due to the
unique location of the site. That is, the site is bounded by Quibray Bay to the north, on
the opposite side of Captain Cook Drive to the south is Woolaware Golf Course, on
the west is an oval and on the east is a service station and commercial building.

• The nearest existing houses are 320m to the west and 360m to the east of the
residential component of the development.

• Captain Cook Drive and its associated roundabouts provide extremely good vehicular
access to and from the site.

Finally, I have taken the time to travel to Norwest in the Hills area of Sydney. This
is where I understand Capital Corporation has designed and constructed many high
quality commercial, retail and residential developments. If anyone has concerns about
the ultimate quality and specifications of the project, I suggest they have a look for
themselves.

This project has all the plusses and very few negatives, but is means so much to
the broader community. I urge the planning authorities to approve the development
application.

You obviously didn't live through the floods of the 70's and the 80's. Mother nature was really pissed.

Half our lower grade squad was swept to their deaths. Some bodies were never recovered. The search lasted for months.

It was a tragic time in the clubs history, but we are strong now.

That wasn't mother nature, that was when the toilets over flowed after a masssive session on the piss. You can see the broken drain pipe in the fore-ground.

Just out of curiosity, where exactly is this now? What approval hurdles need to be jumped? I'm making an assumption - but happy to be proven incorrect if the facts dictate - that Cronulla do not and will not have the funds to develop this themselves, should approval be given, so is there a buyer on the horizon? What is the ball park date/time when the first cheque is likely to be cashed? Conversely, given the current bank debt, how long would it be until it got really uncomfortable without that first cheque?

I ask these questions having no local knowledge of the local politics, current financial situation or whether or not the place is on a "flood plain". I do know, however, that Scott Morrison (from personal contact) is a dork of the highest grade. And a bible thumping racist. Whatever you do, DO NOT make your survival dependent on this person. He will always put personal gain (read that as a couple of thousand votes at the Sutherland end of your electorate) ahead of an NRL team.

someone else will fill you in Roy but essentially our most important hurdle is approval, that will inject millions and wipe the debt down to about 3M.

It will also increase the land value substantially.

Irvine has repeatedly said that we should have a decision either way by the end of march.

the bank wants it resolved by 31st of march i beleive
